Celebrating a first-time homebuyer today. 🏡

Those first keys hit different.

First-time buyers are honestly my favorite people to work with. There’s excitement, nerves, a million questions… and then suddenly it’s real.

I have two more first-time buyers coming up and I love getting to walk people through the whole process.

Denver Metro Market Snapshot – February

The median home price is $575,000, which is down about 4% from last year.

Homes are taking around 37 days to sell, and inventory is still extremely tight at about 1 week of supply.

What this means:

🏡 Buyers:
Homes are sitting a little longer than they were the past few years, which can mean more room to negotiate.

🏠 Sellers:
Inventory is still very low, and buyer activity is strong with pending listings up 16% and new listings up 4%.

Bottom line: the market is still active, it just requires a little more strategy than it did during the frenzy.

Inventory is up and homes are sitting longer, which means buyers have more choices and less pressure.

Prices are mostly holding steady, and new listings are still coming on, so sellers can sell, but pricing and condition matter more than they did before.
