To those searching for deals and keep running into overpriced commercial properties here’s a viable solution:

1. Pull a list w/ owners age and Google star rating
2. Reach out to owners directly
3. Negotiate owner finance terms with them

If you don’t have time to reach out you could hire a VA to. In the long run you’ll save tons of money rather than getting it on market. Look for ones where the owner may be old age or widow they could be in distress. Also low or no Google star shows possible distress.
