🍂 Is fall a good time to buy or sell a home in Denver?

For many buyers and sellers, it can be.

Fall often brings a different pace than the busy spring market. There may be fewer buyers actively searching, yet those who remain in the market are often motivated to make a move before the holidays or the end of the year.

For buyers, current conditions may provide more time to evaluate options and more opportunities to negotiate. Inventory has created greater choice, and homes are generally taking longer to sell than they did during the most competitive years of the market.

For sellers, pricing, preparation, and presentation remain especially important.

Buyers are more selective, and homes that are well maintained, thoughtfully prepared, and positioned correctly continue to stand out.

One call can change the course of an entire real estate transaction.

I recently experienced something I'd never seen before in my career.

I was representing the seller, and we were scheduled to close on a Monday. At 5:00 p.m. on Friday, I received a call from the buyer's lender letting us know the loan wasn't going to go through.

The home had been under contract for more than 30 days, deadlines had passed, and everyone was left navigating a difficult situation.

I'm not sharing this to criticize anyone. Every transaction is different, and unexpected challenges can happen.

I am sharing it because it reinforces the importance of choosing experienced professionals who communicate well, stay ahead of deadlines, and address issues as early as possible.

The lender you choose plays a significant role in your home-buying experience. A strong lender keeps everyone informed, helps prevent last-minute surprises, and works alongside your agent to keep the transaction moving forward.

🏡 One of the things I tell every client is this:
Buying or selling a home is one of life's biggest decisions. It shouldn't feel rushed.

There are moments in real estate when decisions need to be made quickly. But making a decision quickly is very different from feeling pressured to make one.

My role isn't to convince someone that a home is "the one."

It's to provide the information, guidance, and perspective they need to make the decision that's right for them.

Sometimes that means writing an offer.
Sometimes it means walking away.
Sometimes it means waiting for a better opportunity.

The goal has never been to complete a transaction as quickly as possible. The goal is to help my clients make decisions they feel confident about—both on closing day and years later.

One of the questions I hear most often is: "Why did that home sell so quickly while another one is still on the market?"

It's a fair question, and the answer is rarely just one thing.

While location and condition certainly play a role, today's market often comes down to preparation, pricing, presentation, and having a strategy that reflects current buyer expectations, not last year's market.

Most importantly, a quick sale isn't the goal for every seller. The goal is achieving the best outcome based on your priorities.
