Throwing it back to one of our earliest placemaking successes at Larimer Square.

When we stepped in to steward this historic block, our goal was to preserve its character while bringing new life to the neighborhood. We restored the buildings, refreshed the brand identity, and curated new retail and dining concepts that felt true to Denver’s creative spirit.

A big part of that energy came from the experiences we brought to the street, including the Denver Chalk Art Festival. This vibrant community event welcomed more than 200 artists and hundreds of thousands of visitors, turning the block into an open air gallery and reminding everyone just how powerful a shared public moment can be.

In 2026, we expect to see more hotels and restaurants designing operations that keep resources in motion—from the kitchen to the farm and back to the table. The next evolution of sustainable hospitality is about regeneration: giving back to the soil, not taking from it.

At Populus Denver and Populus Seattle, we’re advancing this through their restaurants and bars, where food-cycling technology transforms kitchen scraps into compost that enriches local farms. Authenticity remains one of the strongest drivers of guest experience, and in 2026 we expect to see an even deeper emphasis on design shaped by place rather than trends. Our work at Populus Hotels reflects this approach, showing how architecture rooted in its surroundings creates buildings that feel connected and intentional.

At Populus Denver, the building takes its cues from a Colorado aspen grove, while the interiors celebrate the textures and tones of the Mountain West. More and more developers are recognizing that the most sustainable building is the one that already exists. Adaptive reuse will continue to gain momentum in 2026 as cities look for ways to lower carbon impact while preserving historic character.

At RailSpur Seattle, we’ve transformed three Pioneer Square warehouses into modern spaces for hospitality, dining, art, creativity, and community. Populus Seattle, which opened this year, is one of them — a 1907 building reimagined as a modern hotel that honors its original architecture while extending the life of an existing structure.

In 2026, we expect nature to shape our cities in even more visible and meaningful ways.

As people continue to live and work in denser urban environments, bringing the outdoors back into daily life has become essential for wellness and long-term resilience. At Populus Denver, the façade draws from the region’s aspen groves, adding organic form to the skyline, while the rooftop garden supports native plantings high above the street. At Populus Seattle, pollinator gardens on the roof and the G(host) Forest at the entrance introduce new layers of biodiversity to the heart of Pioneer Square.

Travel + Leisure named Seattle one of the “50 Best Places to Travel in 2026,” spotlighting the city’s renewed energy, sustainable hospitality, and the reimagined waterfront. For us, it’s a meaningful nod, since Populus Seattle and RailSpur Seattle sit right in the center of that story.

Closed loop, big impact. ♻️

From day one, the on-site restaurants at Populus Denver carry the property’s environmentally forward ethos with nature-based, farm-to-table style menus, then turn 100% of food waste into compost to be shared with local farmers, establishing a circular solution for food waste.

Populus Denver is the first hotel in downtown Denver to use BioGreen360’s “food cycling” technology, and after the first year of operations, the numbers are in:

~ 26 tons of organic material composted
~ Carbon emissions avoided equal to driving 332,000 miles
~ Enough compost created to enrich roughly 165 acres of farmland
