I’ve always appreciated a certain kind of tired… the kind that shows up at the end of a day where you know you didn’t just stay busy—you moved something forward. Today was one of those.

In between the normal rhythm of client work, I spent some time leaning into a question that’s been quietly building for a while—how I want to keep growing in this industry. Real estate is broad, and over time you realize you don’t have to be everything to everyone. My foundation (and heart) will always be in residential, but I’ve been exploring where I can deepen my understanding, especially on the commercial side.

What surprised me a little was how much I enjoyed the complexity of it. Creative financing, layered deal structures, solving for multiple people at once… it’s not always simple, but that’s what makes it meaningful. It stretches how you think—and that kind of growth matters.

More than anything, it gave me clarity.

Not pressure, not urgency… just a clearer sense of direction. The kind that helps you make better decisions over time—what you focus on, where you spend your energy, who you learn from. It’s less about doing more, and more about being intentional with what you’re already doing.

Lately I’ve been thinking about the next five years a little differently… not “what’s next,” but “what am I becoming known for?” That shift feels important. Especially here in Colorado, where the market is constantly evolving and there’s always more to understand beneath the surface.

The next couple of months are starting to reflect that—more conversations, more learning, more time spent in rooms that challenge me… alongside the day-to-day work of showing up for my clients. And that balance is exactly what I want.

Because at the end of the day, this isn’t about being busy—it’s about being thoughtful. And building something that lasts.

That kind of momentum is the kind I’m happy to be tired from.

Not everything needs an immediate response.

There’s a quiet pressure now to reply quickly—to have an answer, a reaction, a stance the moment something is said. As if speed somehow signals confidence, or intelligence, or certainty.

But often, it does the opposite.

A quick response isn’t always a thoughtful one. And most people don’t mean to say the wrong thing—they just don’t give themselves enough space not to.

There’s a difference between reacting and responding. One is immediate. The other is chosen.

And in that small space—just a few seconds—you have the opportunity to decide how you want to show up. Not just what you think, but how you want it to land.

You don’t have to match someone else’s urgency. You don’t have to fill silence just because it’s there.

In fact, the people who carry the most weight in a room are often the ones who don’t rush to speak.

They listen. They consider. They choose.

Over time, people begin to notice something subtle but important—that when you speak, it’s intentional.

A thoughtful response will always carry more weight than a quick reaction.

Just landed in Las Vegas for the National Convention of Exchangors… ✈️

This is my second time here in person (and my third overall—I attended virtually in January), and every time I’m reminded how much there is to learn when you step outside the “traditional” way of thinking about real estate.

Because a home isn’t just where we live—it’s also an asset.
And if you treat it like one, there are ways to protect and grow what you’ve built… instead of handing a big portion of it over to Uncle Sam.

A couple things most people don’t realize:

• You don’t always have to pay capital gains taxes immediately when you sell—there are strategies (like 1031 exchanges) that can defer those taxes if you reinvest correctly
• Real estate can be repositioned, traded, or structured in ways that create income without starting over every time
• And sometimes the best opportunities aren’t even in your own market—they come from relationships and creative deal-making

That’s a big part of why I’m here.

Leveling up on education, yes—but even more on relationships. This is a national network, and it’s expanding how I can show up for my clients… not just in Colorado, but beyond.

Last night at Phantom of the Opera at the Denver Center… how lucky we are to have this kind of theater here in Colorado?!

I don’t go nearly as often as I wish I did. And sitting there, I had my usual pain of feeling like I was on the wrong side of the director - I wish I was so much closer to this world.

I was a musical theater kid. I took weekly lessons for years from a wonderful opera singer named Carolyn—and how I wish I could go back to those days with a little more awareness… to really understand what a gift that was, and what it meant to have that whole world ahead of me.

I still have the ear… but the high notes, not so much 😅

There’s a part of me that wonders if there’s something there again for me in one of my next chapters. Wishes, hopes, maybe still gentle dreams…

Maybe directing. Maybe producing. Maybe something small, I would love teaching kids theater… oh honestly, if I can’t even finish the podcast I keep playing with and never quite finish (cough cough) there really is no hope for me - stage fright is just, dumb - ugh!!!

There’s something about being on stage—or even just witnessing it—that feels super brave to me. Putting yourself out there like that… not knowing how it will land, and doing it anyway.

Different stage today though: Showing up, scripted contracted explanations so that they sound clear and simple, guiding people through big moments, and doing my best to make it all come together. The star is the home and I get to make her shine when I launch her little Longmont curb appeal into the world 😜

It was a really good night—time with friends, a little reminder of a different part of me, and choosing to head home instead of salsa so I could be up early with my three little dogs and start the day grounded.

It’s 7:25am now… coffee in hand, a full morning ahead, one last call at 11—and then I’m off to another Colorado tradition: Rockies opening day. Are you even a true Colorado Real Estate Broker if you DON’T eat a hotdog today?!?!
