What’s going on in the real estate market lately? Home inventory is up from last year but still 75% short of reaching a balance between supply and demand. When the market slows down, it creates pent-up demand, which can lead to an efflux when demand is finally met. It is expected that the second half of the year will be stronger than the first. That is, if interest rates decrease.

Why do sellers like cash offers? There are a couple benefits to selling to a cash buyer
-Your timeline to the closing table is shorter which means they get paid faster
- There's fewer contingencies
- You avoid appraisal complications

The cash offer seems to be getting more popular in this competitive market. In March 2021, 23% of home buyers financed their home with cash.

So who are these people that have all this money sitting around? Some are investors or companies like Zillow snatching up inventory but some are everyday people who got creative! There are new lendering solutions that offer cash buyer programs, where you can offer cash and still finance the purchase. Or rather than get a traditional home loan you could open a line of credit to be able to offer cash.

If cash isn't in the cards for you, a strong, well composed offer will beat out a cash offer--cash isn't always king.

It's starting to get chilly in Colorado! Forgetting to properly winterize your home before temperatures dip below freezing can cost you big.

Save this checklist to prepare your home for winter!

✔️Hire a professional to do an energy audit. Check drafty door / window frames and uninsulated attics.
✔️Take a look at your trees and make sure they’re still healthy, especially trees that could fall on your home or a neighbor’s home.
✔️Aerate the lawn and overseed it. Then, in mid November, apply fertilizer with winterizer.
✔️Blow out your sprinkler system line.
✔️Test your smoke and carbon monoxide detectors. It's more common in the winter to have a house fire or CO2 issues.
✔️Once leaves have fallen, clean out your gutters for proper drainage.
✔️Clean your chimney and order firewood.
✔️Fill in low drainage spots with soil.
✔️Paint, caulk and seal exterior wood.
✔️Cover your patio furniture.
