Ben Ellefson - Realtor, Compass Let my 22+ years of experience help you make your next move. My father was a developer in Colorado in the early 80s. I am an avid Colorado outdoors person.

I see real estate as service first with a blend of sales and negotiating that's essential for making sure my clients get what they are after, whether buying a home or selling one. Having a passion for this industry and for its work is why I have been involved in home building and home sales since 2000. My first taste on my own was in the new home industry in early 2000 with a national builder in D

enver. After almost eight years and many high achievement awards for sales and customer service, I wanted to find a way that gave more personally and professionally to my clients. I feel I have a firm handle on all areas of metro and central Denver—very much like a kung-fu grip on real estate. In my 22-year career in home consulting and sales, I have helped people with everything from the first-time-buyer townhome to multi-million-dollar estates. I really love Colorado and all it has to offer. I’m now living in the Denver Highlands and loving the urban lifestyle. I was born in Wheat Ridge, and have lived from Aurora to Fort Collins and just about everywhere in between. It has given me the knowledge of the more mature and new areas in Colorado. Skiing in the wintertime and mountain biking in the summer keeps me fit and in tune with the active Colorado lifestyle. Many people that are moving to Colorado or that live here now want to be near areas so that they can enjoy what Colorado offers. That is where I can help you in finding the next house you want to make a home. My Real Estate Philosophy: Buying and selling homes with clients is really a rare blend that encompasses business and emotional decisions for all involved. I feel that is important to know when to be aggressive and when to be empathetic. This is why well-rounded service is so important. Key advice: None of us are as smart as all of us working together for the common goal. My Approach: Honesty, Tenacity, Passion, Fun. These words define me as a person as well as how I treat my Real Estate business. I see real estate as service first with a blend of sales and negotiating that is essential for making sure my clients get what they are after, whether buying a home or selling one

Listing photos do a lot of work. They also leave a lot out.

A wide-angle lens makes a nine-foot kitchen look like 14. Editing makes the gray walls look beige. The photographer schedules the shoot at the one hour of the day the light is good.

None of this is dishonest. It’s the job. But it does mean you have to know what to look for once you’re standing in the house.

Save this for your next showing.

The questions most buyers think to ask: how old is the roof, what’s included, why are they selling.

The questions I’m asking the listing agent: very different.

Most of what determines whether a buyer wins a house — and at what price — happens before the offer is ever written.

A lot of it comes down to a friendly conversation that I’ll have with the listing agent.

Here’s what I might be asking…

Every house has a list.

This is (part of!) the one I go through with every seller before we schedule photos, before the sign goes in the yard, and before a single buyer walks through the door.

Some of these are small. Some take a weekend. All of them matter.
