🔥 HOT news in Denver real estate, April 18th, 2023:

🔥 The spring housing market in Denver has kicked off with a stronger-than-anticipated start. In March, there was an upswing in buyer activity, which was supported by increased housing supply and reduced home prices.

🔥 The affordability of homes has increased, and the effects of higher mortgage rates have been mitigated, as there has been a considerable decline in prices from the previous year. In March, the median price for a single-family home that was sold was $620,000, reflecting a 6.1% decrease compared to the previous year, but a 3.3% increase from February. Likewise, the median price for a condo or townhome sold in March was $405,750, indicating a 4.4% decrease from a year ago, but a 0.2% rise from February.

🔥 In March, there was a considerable surge in closings, with a nearly 30% increase to 3,790 compared to February. However, for the year, closings remain down by approximately 21%. Meanwhile, new listings in March rose by 47.5% from February, but are still down by roughly 15% from March of the previous year.
