The Greater Metro Denver Market. Is always changing. Here’s a. Quick snapshot of August’s average closed prices.

It’s easy to look at these numbers and feel a type of way. My job is to help you see the bigger picture.

We Finally Did It!!!!

This was a long one in the making but we did and that all that matters. I met Myrna at an open house in December 2023. She was highly motivated to purchase a home for her family.

We started this journey by building her credit and saving a good chunk to go towards the purchase. Once we felt confident with the nest egg we reached out to a couple lenders to see how much they’d qualify for.
As a first time home buyer they used the CHFA program. This down payment assistance program paid for their closing costs and allowed them to only put down $1,000. With the $1000 down and only needing to pay for the inspection. We were able to negotiate for everything on the inspection to be repaired. Last step was appraisal and underwriting.
This was where things got dicey. The home appraised at value but due to a clerical error on the appraisal we had a ton of back and forth with the underwriters to get everything correctly classified. Insert hurdle number 2 . There was 1 too many homes in the community delinquent on their HOA dues. We had to resend the file back to underwriting again. Then there was an issue with the condo itself being classified wrong….We had to verify and reverify more information on any deal I’ve seen. At the end of the day we were able to meet all the conditions for the loan and Nobody could tell us No.
I’m just beyond grateful for Myrna and Jose’s patience. They went through more than most. But thankfully they had a Realtor that wasn’t going to quit on the deal. We were getting them in that home , and I wish it could have happened before Christmas like we planned but Christmas 2 weeks late is better than no Christmas at all.
