Good morning Tenants and Former tenants of Ivy Crossing who follow this page. For those that want to participate in trying to make a real change in our community, I want put up some information on people to contact with regards to some of the perpetual issues this community continues to face. I feel it is important for our law makers to know and understand that these bills are only worth the paper, if they are enforced.
Did you know that Colorado has very strict Bedbug laws? The property manager is supposed to handle eradicating bed bugs in a very specific way to help actually deal with the issue. And in my experience, they simply did not.
I encourage you to read the law at this link, and then write the following law makers about your experience with Ivy Crossing, and explain how they actually dealt with the Bed Bug Infestation in your unit. I encourage you to copy [email protected] so that we can compile complaints.

I am a resident of Ivy Crossing, in unincorporated Arapahoe County. I wanted to email you to let you know what my experience has been with this property management company, and how they have dealt with my bed bug infestation.
If we are going to separately address the bed bug issues in Colorado, then we need to hold landlord accountable for not following the law, and we need laws that actually protect renters if they don’t. If a renter attempts to hold the landlord accountable, they are retaliated against, and met with eviction. While your law states that a renter can hire their own pest control company and withhold rent, unfortunately, that is easier said than done, because most won’t respond to a renter and withholding rent means eviction. They are charging fees for Bed Bug pest control, when the law clearly states that they are not allowed to pass those costs on. Many renters abandoned their units because of the way this community is maintained, and ended up with an eviction on their record by attempting to test the law.
This is likely one of many reasons why Colorado has one of the highest eviction rates in the country. You simply don’t protect renters, and with the advent of hedge fund investors buying up properties across this state and nation you are going to see this epidemic of homelessness become the pandemic.
And then explain, with evidence, how your experience differs than what the law states.

The Warranty of Habitability laws address pests, and infers the presence of all pests and vermin, but I think it is important to also individually address this issue at the House level, and create stronger and more enforceable laws so that your time isn’t wasted. Cockroaches are disgusting we can all agree, but their presence can cause health problems. Roaches can cause upper respiratory infections due to their ability to carry and spread bacteria and allergens that trigger asthma and other respiratory problems. For example, a type of bacteria called Staphylococcus aureus can cause upper respiratory infections and can be on cockroaches. Putting people who live in a “Workforce Community” and who also are less likely to able to have, let alone afford healthcare, puts a major strain on our already strained healthcare system.
