📊 Denver Market Update | August 2026

The latest Denver Metro housing numbers are in, and we are seeing another shift as we head toward the fall market.

Here’s a quick look at August:

🏡 Median Closed Price: $594,495 (⬇️ 1.74%)
📦 Active Listings: 13,080 (⬇️ 0.27%)
🆕 New Listings: 4,893 (⬇️ 10.20%)
🔑 Closed Homes: 3,068 (⬇️ 18.99%)
⏱ Median Days on Market: 27 days (⬆️ 28.57%)
📈 Months of Inventory: 4.26 (⬆️ 18.99%)

The interesting part is that active inventory barely changed from July, yet homes took longer to sell and months of inventory increased significantly.

In other words, the shift we’re seeing is increasingly about the pace of buyer demand, not simply more homes coming onto the market.

For buyers, that can create more breathing room, more time to evaluate properties, and potentially more negotiating opportunities.

For sellers, the market is still moving, but buyers have choices. Strategic pricing, preparation, and marketing are becoming even more important.

Castle Rock is getting a huge 1,200-acre luxury neighborhood with spectacular mountain views and thirteen miles of custom trails.

Most new developments around here bulldoze the land completely flat. But this one's built right into the natural rolling hills, rocky ravines, and pine trees. 3 national builders are putting up just under 1,000 homes here, with prices starting in the high $600s and climbing past $1 million.

Your weekend starts right at your front door with trails connecting directly to a giant 450-acre regional park. Instead of a generic clubhouse, they built a 7,500-square-foot community hangout with its own bike shop, co-working spaces, and a huge pool. You get a quiet mountain resort feel, but you're still only 10 minutes from downtown Castle Rock and I-25. New phases are opening now, but the premium view lots are selling out fast.

Denver is officially getting completely driverless taxis this year.

In fact, these vehicles are already driving around our streets right now with completely empty front seats.

Waymo, the company behind them, removed the human backup drivers in August 2026 for their final testing phase.

Right now, they're only running rides for employees and local journalists.

But Waymo plans to open public rides to everyone before the end of 2026.

But there's a catch with where these cars can actually take you.

Initially, you won't be able to ride to the mountains, on freeways, or to Denver International Airport.

Instead, they plan to focus only on central Denver.

The current test area runs roughly from the US 36 and I-25 interchange down to the University of Denver, with boundaries touching parts of Sheridan Boulevard and Central Park.

Denver’s huge Sterling Ranch just launched a brand-new neighborhood with 2,700 homes.

You'll find it in Douglas County, about 20 miles south of Denver near Chatfield State Park. Developers launched this new phase because the first 2 neighborhoods are completely sold out, and the third has fewer than 150 lots left. They already sold about 200 lots here by early 2026.

This new neighborhood, called Parkvale, covers 450 acres—which is about 340 football fields. Home prices will range from $450,000 townhomes up to $1.5 million semi-custom homes. They're also planning 2 walkable shopping districts right inside, and the homes sit between Burns Regional Park and the future site of Heritage Regional Park.

But this brand-new neighborhood is only one piece of the story.

Parkvale is actually just the 4th of 9 planned villages. The developer's ultimate vision is to build 16,000 homes here over a 20 to 30 year timeframe. Over 10,000 people already live in the community today, and its very first school, John Adams Academy, opens on August 24, 2026.

Denver’s biggest brand-new condo development in nearly twenty years is about to open.

Denver's added thousands of apartments since 2009, but we've had almost no new condos for sale downtown. A developer quietly bought an old parking lot to change that, and they built 2 huge towers that are 39 and 32 stories tall. There are 461 homes here, and prices start at $365,000, which is incredibly low for a brand-new place downtown.

Inside the building, you'll get a pool deck on the 9th floor, a shared office space, and over 13,000 square feet of shops and restaurants right on the ground floor. Imagine walking downstairs to grab dinner, and then walking back up to a place you actually own instead of paying rent.

The developer isn't stopping here either. They just spent $10.6 million on the land next door, where they've proposed a second phase with a hotel and 600 more condos. Buying a home in this first phase means you're getting in early, before this whole block changes completely.

A giant 1,500-acre mega-development could be coming to Denver’s airport.

In August 2026, the airport asked private firms to submit master plans for this land, which is still in the early proposal stages.

But how does the airport even have this much space?

Denver's airport is the largest in North America, and they have so much empty land that this project alone is nearly twice the size of Central Park.

So what are they proposing to put there?

The plans outline 4 major zones, including a massive shipping hub, a tech campus, and a district for hotels and entertainment. But they won't build any housing here—the current rules don't allow it.

But why does the airport want to become a developer?

They want to create new revenue that doesn't depend on airline fees. This helps keep ticket prices low for passengers while funding the airport's goal to handle 100 million travelers a year.
