💡 Adjust the water heater temperature.
The U.S. Department of Energy says lowering your water heater temperature by 20 degrees can save 4% - 22% annually.

You know that feeling when you're getting ready to list your home and start getting overwhelmed about all the little updates you think you *must* do before putting it on the market?

Let me share some good news – some things don't necessarily need updating! It all depends on your home.

I recently worked with a client who assumed her kitchen needed a mid-range renovation before selling. After evaluating their home, we realized that it wasn't crucial to update the kitchen. The home had tons of character and charm, and prospective buyers would likely see the potential and even appreciate the opportunity to customize.

In situations like these, it's essential to lean on the expertise of your real estate agent. I’m here to assess the market, the neighborhood, and the current demand to help you determine what's critical to attract buyers and what's not so important.

Reflecting on the past year, I noticed some common missteps made by buyers that I want to share with you.

Whether you're a first-timer or a seasoned homeowner, these insights could be the key to a smoother, more successful real estate experience.

👉 Waiting too long to buy.
The anticipation of a price drop or lower interest rates can make you hesitate, but the real estate market is unpredictable. While waiting, prices may instead rise, and you might miss out on a home that is perfect for you.

👉 Not sticking to budget.
Touring homes out of reach or feeling the “snare of compare” can throw you off your budget track. Remember, a dream home isn't dreamy if it's making you lose sleep over mortgage payments.

👉 Not leaning heavily enough on your agent.
I can't stress enough how important this one is. As your agent, I'm here to shoulder your concerns and guide you around pitfalls.
