Inspection Resolutions are a legally binding negotiation tool. Vague language invites confusion, delay, and unintended outcomes. When terms are unclear, the opposing party may interpret them in a way that benefits their position, not yours or your client’s.

Precision keeps control. Ambiguity creates chaos:
Real estate agents need to draft Inspection Resolution requests with specific, measurable, and verifiable terms, leaving no room for assumption or reinterpretation.

Best Practice Example (Clear & Enforceable): Seller shall replace the roof using a qualified roofing contractor currently licensed in Colorado. All required permits shall be obtained and finalized. Seller shall provide copies of paid invoices, receipts, and final permit documentation no later than seventy-two (72) hours prior to Closing.

Why This Matters:
Protects the buyer from substandard or incomplete work. Creates enforceable expectations. Prevents last-minute disputes.

An inspection objection isn’t a shopping spree; it’s a professional negotiation tool. When agents encourage their buyers to submit every minor blemish, squeaky hinge, and loose screw, it doesn’t just overwhelm the seller; it sours the tone of the deal and chips away at goodwill.

A strong agent educates their buyers on focusing only on significant resolution items, the issues that truly impact safety, function, or value. These are the fixes that make sense, not the ones that make headlines for “Most Ridiculous Request” in real estate war stories.
