If you opened the photo app on my phone right now, you'd think I lost my mind...

• Half a dozen blurry shots of a dirt crawl space because I was ducking under a floor joist trying to check for moisture.

• A super zoomed-in photo of an HVAC metal serial tag so I can figure out the manufacture date back at my desk.

• Up-close pictures of drywall cracks that I immediately texted to an inspector to ask if we're dealing with normal settling or structural damage.

It’s National Pet Rock Day, and honestly, the low-maintenance appeal makes total sense.

Sammie and Hudson need constant back door access, endless attention, and bark at literally every delivery truck that drives by. A rock just sits there. No vet bills, no chewed-up baseboards, and zero mud tracked onto the rug when it rains.

We spend so much time taking on high-maintenance stuff thinking it's going to make life better. But sometimes the things that require zero effort are what actually give you a little peace and quiet.

The smell of bacon hitting a hot pan is pretty much the only thing that will drag a house full of sleeping people out of bed in thirty seconds.

Yesterday was International Bacon Day, and honestly, nothing beats that smell on a Saturday morning.

You can throw thousands of dollars at fancy kitchen remodels, but a great weekend morning usually comes down to something dead simple frying up a full pack of bacon, grabbing a cup of coffee, and blocking the dogs from grabbing a piece off the counter.

People overthink what makes a house feel good. Most of the time, it's just decent food, no reason to rush, and everybody standing around waiting for a bite.

Did you know that September is National Honey Month? Here’s a great recipe to try!

Ingredients:
• 4 packages biscuit dough
• 2 c. light or dark brown sugar
• 1½ c. butter, melted
• 2 tbsp. honey
• ½ c. cinnamon sugar mixture
• Walnuts, if desired

Instructions:
1. Preheat the oven to 350°F, and grease a Bundt pan with nonstick spray.
2. Cut each biscuit into quarters, and then coat in the cinnamon sugar mixture. Layer the pieces into the greased pan, making sure they are evenly distributed.
3. In a saucepan, melt together the brown sugar, butter, and honey. Continue to stir until a slightly runny glaze forms, and quickly pour over the biscuit pieces.
4. Bake for 30–35 minutes, until the biscuits are golden brown.
5. Remove from the oven and allow to cool in the pan for at least 10 minutes. Carefully place a large plate or serving tray over the pan, and flip over the Bundt pan. Pull the pan away from the bread ring carefully, avoiding the hot glaze. Top with walnuts, if desired.

People walk into a home and immediately fixate on the paint color or the kitchen counters. That stuff is easy to change, it doesn't matter nearly as much as the items that will actually drain your bank account.

When I walk through a house with a buyer, here is the quick checklist I run through:

1. HVAC & Water Heater: Check the manufacture date right on the unit. If they're on their last legs, that's thousands coming out of your pocket right after closing.

2. Electrical Panel: Open it up. If you see old Federal Pacific or Zinsco panels, budget for an immediate upgrade. Some insurance companies won't even cover them.

3. Ceiling Stains: Always look up. Faded water spots mean a roof leak or plumbing failure that needs a real paper trail, not just a fresh coat of drywall primer.

4. Sewer Line: Especially in older Denver neighborhoods, skipping a sewer scope is a massive gamble. Spending a few hundred bucks up front saves you from an expensive underground nightmare later.

5. Exterior Slope: Walk the perimeter. If the ground slopes down toward the foundation instead of away from it, water is going to pool where it shouldn't.

Cosmetic fixes are simple. Structural and mechanical failures are not.

Today is National Beach Day, which is a good excuse to slow down before fall crazy season kicks off.

Water has a way of resetting your brain. You toss your phone in a bag, ignore the running to-do list in your head, and just sit there doing nothing.

We spend so much time bouncing between work, running errands, and dealing with stuff around the house that we forget how necessary it is to just waste an afternoon.
