The Denver Real Estate market stats are in for July, and they show that we’re experiencing well, kind of a normal market.

Closed sales were down from the previous month, which is typical for our summer slowdown when Buyers are vacationing, and many Sellers are waiting to come on the market in the Fall.

An encouraging note though was that average sales price was up 5.3% from the prior year. Typical increase in sales price from year to year is about 3%-5%.

We had the anomaly during the pandemic years where some neighborhoods were going up 20%-30%, and even higher, which was definitely not normal!

Interest rates are currently hovering in the high 6% range, which is also pretty normal. It doesn’t look like they’ll be going down any time soon, and in fact could creep up a little partly as the result of our persistent inflation woes.

Fortunately, there are many good options with ARM and Rate Buydown products. The market has moved towards being more favorable to Buyers, with almost 62% of transactions in July including a concession to Buyers, averaging $9833.00. Average Days-On-Market were at 41 which is also, you’ve got it – historically normal! As always, some homes that were properly prepared for market, priced correctly, and were “move-right-in” had multiple offers and sold quickly.

The July $2,000,000+ Luxury Market was strong with an increase in number of sales up 51.47% over last year. The increase in average sales price was similar to the rest of the market, at 5.82%. Transactions above $2,000,000 tend to have a larger percentage of cash closings and are not as affected by interest rates. Looking forward to seeing some wonderful inventory come to the Fall market. Onward!
