The Denver Metro Area real estate market is giving buyers more choices and sellers more to think about.

🏡 $575K median close price
📋 13,567 active listings
📈 4.76 months of inventory
⏱️ 32 median days on market
🔑 2,849 closed homes

The median close price dipped 3.2% from August, while inventory increased and homes are taking longer to sell.

More choice for buyers. More strategy for sellers.

The market isn’t the same for everyone, either. Your neighborhood, price point, property, and goals all matter.

3 Denver Neighborhoods I’d Watch Right Now 👀

If I were looking at Denver real estate right now, these are three neighborhoods I’d have on my radar:

1. Baker
Character homes, walkability, South Broadway, restaurants, and an easy connection to downtown. Baker continues to offer a distinctive Denver lifestyle with a mix of historic homes and newer development.

2. Sunnyside
A great combination of location, character, and access to some of Denver’s most popular north-side neighborhoods. Current market data also shows solid buyer activity and a median sold price around $810K.

3. Sloan’s Lake
For buyers who want parks, outdoor access, mountain views, and proximity to downtown, Sloan’s Lake remains one to watch. Homes are moving relatively quickly, with recent data showing a median 22 days on market.

Every Denver neighborhood has its own personality, price point, and opportunity. The best neighborhood for you really comes down to what you're looking for.
