Key Take Aways….
Homes (detached) continue to outperform condos/townhomes (attached) across the board - stronger price growth, bigger drop in active inventory, stable DOM, healthier pending activity. The overall Denver Metro Market remains very stable and consistent with the flat-price pattern we’ve seen for the past 3 years. Median prices are essentially unchanged from April 2025 ($640K) and April 2026 (~$602K). More inventory is hitting the market seasonally, but well-priced detached homes are still moving quickly while attached properties are taking noticeably longer and seeing softer demand. Buyers have more choices than a year ago, but competition real for the right properties.
