👃🏻 Staging your home is very important when it comes to selling it, but it’s not enough to just prepare a feast for the eyes. Here is why scent is so important when selling a house.

✨ Staging goes beyond just making things look good, though. A person’s sense of smell is very powerful – owners of shopping centers have been using the power of scent for decades to encourage people to buy. It’s a simple trick and you should use it, too, when selling your home.

1.Get rid of unpleasant odors first
Things like cat litter, mold, mildew, and garbage should be removed from the premises completely before a single buyer sets foot in your home.

2.Avoid cooking before a showing
Before a showing, try to avoid cooking anything that might leave a lingering unpleasant odor.

3.Natural scents are good
If you don’t have time to bake a batch of chocolate chip cookies, try using essential oils in natural scents instead.

🏠 Does your home constantly feel like a cluttered mess?

💡 Here are several great tips to immediately make it feel tidy.

1. Buy A Shoe Cabinet/caddy
To keep shoes corralled, buy a shoe cabinet/caddy, place it in your entryway, and encourage everyone to use it.

2. Keep Counters And Benches Free Of Clutter
Make it a daily practice to clear these surfaces of things that don’t belong to keep the space looking neat and tidy.

3. Put Everything Where It Belongs
Everything will have a place once it enters your home.

4. Get Rid Of Stuff
If you haven’t used or worn something in the last year, get rid of it.

5. Rent A Storage Unit
If you can’t get rid of things for sentimental reasons or whatever, but you have no room to keep them, rent a storage unit to put them in.

🛋️ Decorating your apartment living room doesn’t have to be expensive.

🌟 Here are a few decorating ideas for apartment living rooms.

1. The Furniture
When purchasing furniture for your apartment living room, consider the size of the space and what function you want your couch, chairs, and tables to provide.

2. Textiles
If you choose neutral-colored furniture, you can have fun with colorful and patterned accent pieces throughout the space.

3. Let In The Light
Natural light is a great tool for making a small living room look bigger.

4. Think Big
eave some space between the pieces to create the illusion of spaciousness in the room.

💼 Are you buying or selling a home?

👇 Here are 6 real estate professionals all homeowners need at some point.

1. Real Estate Agent
This real estate professional’s job is to negotiate the best terms for whomever he or she is working.

2. Home Appraiser
This real estate expert takes into account several factors including a comparison of the home with similar ones in the area that have recently sold, the cost of the home, and the income potential of the home before presenting the lender with a price for the property

3. Home Inspector
A home inspector looks at major aspects of a home such as its electrical wiring, plumbing, heating/cooling, as well as the roof, walls, floors, windows, and doors.

4. Insurance Agent
This person can ensure you have sufficient coverage for both common and not-so-common mishaps. If you’re a landlord, an insurance agent can make sure your policy covers things like problematic tenants as well.

5. Loan Officer
This real estate professional gathers personal information from you such as your income, your employment status, and other qualifying information to determine whether you have the ability to pay back a loan.

6. Mortgage Lender
The mortgage lender provides qualifying buyers with the money they need to purchase property. A mortgage lender can be a bank, a savings and loan institution, a credit union, or some other financial institution that lends money.

🖌️ Applying a coat of paint is one of the easiest and cheapest ways to shake up the décor in your home. What if we told you, however, that you can paint more than just the walls?

😮 Here are three ways to transform your place with just a coat of paint.

1. Add a pop of color to your furniture. Painting the furniture is especially great for people who rent and aren’t allowed to paint their walls.

2. Consider painting paneling. Save yourself some time and money by simply painting the paneling instead.

3. Use bold colors wisely. If you’re going for a dramatic effect in your home, use bold colors sparingly.

Word of advice: test paint colors before buying.

🔑 If this has happened to you, don’t take it personally as there could be any number of reasons the seller wasn’t able to accept it.

Common reasons a seller might reject your purchase offer

1. Your purchase offer is too low
Give a purchase offer lower than the list price and it’ll more than likely be rejected.

2. Your or your selling agent’s attitude leaves a lot to be desired
If you or your agent are aggressive, rude, or otherwise unprofessional, the seller and/or listing agent is inclined to ignore you or reject your purchase offer altogether.

3. The listing agent represents both parties
Unless your offer is dramatically better than the buyer’s sharing the listing agent, it’s likely it will be rejected.

4. Your purchase offer doesn’t meet the seller’s needs
The more you understand about purchase offers and their conditions, the more likely yours will be accepted right away in the future.

🏠 Household chores are a part of life, but that doesn’t mean you have to spend a lot of time or money on them.

👇 Below, we share some of our best quick household tips.

1. Hide nicks in your flooring
This tip will help hide those problem areas until you can. Simply melt a crayon that closely matches the color of your flooring.

2. Don’t waste those soap pieces
Collect the pieces and use them by cutting a slit in a sponge and putting them inside.

3. Keep those chip bags closed
Stop buying those expensive chip clips to keep your chip bags closed.

4. Keep throw rugs and mats in place
Cut rubber shelf liner into strips and sew them onto the back of the rugs.

5. Put those plastic bags to good use
Keep a stash of plastic bags near your gift wrap station. Use them in place of tissue paper around gifts. You can also use them in boxes to protect items you plan to mail.

📚 Be the envy of book-lovers everywhere with these budget-friendly built-in shelves. Too many books are never a problem when you have plenty of shelves to store them on.

👇 Below is a step-by-step for built-in shelves on a budget.

How to build budget-friendly bookshelves
Built-in shelves make any room look more sophisticated. Aside from the flair they bring, built-in shelves also add extra storage space without taking up valuable real estate in small rooms.

Gather your materials
You don’t want to spend more than you need to and you certainly don’t want to make multiple trips to the store if you don’t have to.

Build the shelves
Find and mark the studs. Using the drywall screws, screw the 1 x 4 common boards to the studs, spacing them several inches apart from top to bottom for the best support. Remove any baseboards or crown molding that doesn’t allow the shelving unit to sit flush.

🛁 Would you like to remodel your bathroom? Here are some ideas to get you started!

1. Your budget. The budget should include a buffer that allows for unseen circumstances should they arise.

2. Hire a professional or DIY? Going the DIY route saves a lot of money, for sure, but if you run into something you aren’t sure about, it’s best to hire a contractor

3. Supervise the dismantle. As the contractor tears out all the old flooring, walls, and fixtures, supervise the process to ensure there are no surprises.

4. Add a personal touch. Even though a contractor may be doing all the work, you can help by suggesting little touches that reflect your personality.

5. Custom lighting. Choose soft lighting that contributes to a welcoming atmosphere, but also make sure to include ample lighting where you need it, like over and around the mirror.

🏚️ Things to consider when buying an older home

1. The condition of the foundation
Cement block foundations are prone to the same type of problems, resulting in water leakage and mildew/mold growth.

2. The type of framework
Older homes were typically built using real wood – usually heavy timbers. Unfortunately, this means they are susceptible to termites and/or post beetles.

3. Toxic materials
If you suspect the home you’re considering may contain either of these materials, ask your agent for recommendations on a hazardous materials professional to have it tested.

4. The home’s inner workings
An inspector can identify the materials used in the home’s plumbing and a simple test using lead detection strips can determine if the water is safe to drink or not.

5. Don’t be afraid to ask questions
The more you can find out, the more you can plan and prepare for any upgrades and/or renovations that are necessary to make the home safe and comfortable to live in.

🏡 Are you thinking about adding a screen porch to your home?

🌻 Use these tips to help you plan, design, and decorate your new outdoor oasis.

1. Screen Porch Location
Where you build your screen porch will determine how much you enjoy it. Other things to think about in terms of location are privacy and convenience.

2. Designing A Screen Porch
Consider how you’ll use it. Will it just be a lounging area, or will you use it to dine in as well? Be sure to make it big enough to accommodate your planned usage.

3. Screen Porch Windows
The ideal screen porch is open on at least three sides. This increases the feeling of being outdoors. Screen room windows that can be taken in and out are the best option for getting the most use out of the space.

4. Screen Porch Decorating
If it’s meant for entertaining, you’ll need plenty of comfortable seating and a few side tables for placing drinks and snacks on. If you’re using it to dine in, be sure there’s room for a table and chairs. Don’t forget to add an area rug, accent pillows, and a comfy throw to add warmth and coziness to the room.

5. Screen Porch Building Materials
Be sure to do some comparison shopping when purchasing materials to get the best quality materials at the best prices possible.
