I read that recently in an article from The Money Hunter, and immediately saved it because... yes. Exactly that.

Everyone is so focused on where rates are going that they’re forgetting the actual question.

And the actual question is: what does waiting cost me?

There’s one moment from my career that will forever be etched into my brain: when I watched a grown man tear up over the height marks on the door frame of his grown son’s room.

Nobody prepared me for that part when I got my license 😅

In that moment, I learned that my job is more than just staging and photos and paperwork.

It’s standing beside people while they say goodbye to years they can’t get back. Watching them run a hand along a door frame one last time. Nudging them to pack up trophies and photos and every little trinket that made that house feel like theirs.

But here’s what I know after doing this over and over: the memories never stay behind with the walls. They move with you, fully intact, ready to fill up wherever you land next.

Confession: my favorite hobby is handing South Denver homeowners the keys to their new home.

You’d think doing it enough times would make it feel routine, but it definitely doesn’t. Every single closing still gets me a little choked up, and I will never apologize for that.

What people don’t see is everything that happens between the mini consult and that key handoff. Like the preapproval (preferably with a local lender!), the negotiations, the inspection repairs, the closing delay nobody saw coming, the appliance that picks the worst possible week to quit.

It is never the clean little arrow people picture. It’s more like string art gone slightly rogue.

But that’s the job. Untangling the mess so my clients can focus on the feel the good part.

But what I love even less is watching a house sit on the market for 90 days while the sellers wonder what went wrong.

So I say it anyway.

My goal isn’t to list houses. It’s to sell them, and sometimes the most powerful marketing move we can make is to drop the price.
