✨ ANOTHER HAPPY BUYER UNDER CONTRACT! ✨

Busy, busy week over here and I am SO excited for these two very special first-time homebuyers. 🥹🏡

We’ve spent the last couple of months searching for the perfect mountain home, and when this one popped up in Golden, one of my absolute favorite Colorado towns, there was just something about it.

Honestly, I think they knew it was the one before we even stepped through the front door. 😂❤️

And listen… even when my clients are already mentally moving their furniture in, I still have to be the REALtor who says, “Okay, okay… we love it, BUT let’s talk about the things we need to think about.” 😂 That’s part of the job!

But this one checked the boxes, the numbers made sense, and we were able to negotiate:

🏡 $20,000 under asking
💰 $10,000 in seller concessions
🔑 And a closing before the end of the month!

Now we’re officially UNDER CONTRACT and one big step closer to handing these two the keys to their very first home. 🥹

I am so, so excited for these two! Some clients just have a way of tugging on your heartstrings, and these first-time homebuyers are absolutely some of those clients for me. 🥹🤍

When we first started their search, one of the things at the very top of their wish list was simple: they wanted to see the mountains from their home. ⛰️

They say sometimes the very first home you see ends up being the one… and after a month and a half of touring homes, comparing options, and trying to find the perfect fit, guess where we ended up?

House hunting is exciting… but walking into the process without a plan can make it way more stressful than it needs to be.

Here are 5 things I’d do BEFORE touring your first home:

Don’t just ask “How much can I get approved for?” Ask “What payment actually feels good for my lifestyle?”

2️⃣ Get pre-approved early 🔑
Knowing your numbers helps you shop confidently and move quickly when you find the one.

3️⃣ Make a “must-have” vs “nice-to-have” list 📝
