📊 Denver Market Update | July 2026
As summer progresses, the Denver market has shifted into a more deliberate pace, giving buyers more opportunity to be selective. Buyers are increasingly focused on price, location, updates, features, and overall condition. Desirable homes offering strong value are still selling in 30 days or less, while homes needing work or priced based on past values are taking longer to sell. Attached homes continue to face some challenges.

🏡 New listings: down 5.32% MoM, up 1.60% YoY
📦 Active inventory: 13,115 homes (+2.91% MoM, -6.29% YoY)
📈 Pending sales: down 5.21% MoM, down 2.00% YoY
✅ Closed sales: down 11.81% MoM
💵 Median sale price: $605,000 (-1.54% MoM, +2.95% YoY)
🏠 Detached median price: $660,000 (-2.22% MoM, +1.54% YoY)
🏦 Mortgage rates: ~6.65% for a 30-year fixed mortgage
🔑 Buyers: More inventory and a slower summer pace mean more opportunities to compare options and negotiate. Strong value, condition, and location remain key.
🔑 Sellers: Pricing and preparation matter. Homes that are well-maintained, updated, and priced appropriately continue to stand out.
