The bigger story isnβt that Denver has more sellers than buyers. Itβs that sales have slowed dramatically while home values have remained relatively stable.
For some perspective, DMARβs September 2026 market report shows sales were down 21.4% from a year ago, while the median sale price declined just 1.9%.π
What this really shows is that Denver is experiencing a slowdown in sales, not a collapse in home values. Buyers have more negotiating power, but sellers certainly arenβt giving their homes away.
The condo market is facing considerably more pressure, w/ prices down 6.3%. Thatβs why pricing a property correctly from the start is more important than ever.π―
