The November housing market is experiencing a cooling season. Showing a YOY decrease of Closings and Under Contract, demand for homes is lower than last year.

Inventory has returned to pre-pandemic levels in November with the number of listings actively available for sale being 148% higher last November. This allows buyers more choices in homes as well as possible negotiations on offers and at closing tables.

Though the market is still continuing to see price growth YOY, it is not as radical as last year. From this year to last year median home prices have grown 4% and some homes are even closing at a price lower than the original listing price.

With homes spending a median of just over 7 weeks on the market, the market is showing that it is still in a seller's market but with more homes closing at a lower than original price (in some cases), it does look like there is a bit of reprieve for home buyers.

Earnest Money is a great way to show a Seller that as the Buyer you are fully invested in purchasing the home.

It’s also good to note that Earnest Money is NOT part of your Down Payment and will become a CREDIT to the Buyer at Closing.
