Nothing dramatic or overheated buts it's noticeable.

What we are seeing is that the well-positioned, thoughtfully prepared homes are attracting interest. While other segments, particularly condo inventory, are still moving more slowly.

After 25+ years in real estate, one thing remains true:
a thoughtful, strategic approach matters for both buyers and sellers.

We’ve been spending time with the 2026 Sotheby’s International Realty Luxury Outlook Report, and it does a fantastic job capturing what’s shaping the luxury market right now—and what’s ahead.

One trend that really stands out (and one we’re absolutely seeing firsthand with our own clients) is the continued rise of multi-generational living. More families are intentionally seeking homes that allow them to live together—while still offering privacy, flexibility, and thoughtful design.

We have helped several families navigate this shift over the past year, and it’s clear this isn’t just a passing trend. It’s a meaningful lifestyle choice driven by connection, caregiving, and long-term planning.
