If you love your neighborhood and plan to stay a while, it’s worth weighing the rent-versus-buy decision carefully—think about not just monthly payments, but the flexibility you want, and what long-term ownership can offer you. Find a home that fits how you live, whether that means space for remote work, the right number of bedrooms, easy upkeep, or proximity to Denver’s energy or the peace of the mountains. Keep in mind that a lower down payment may mean adding private mortgage insurance, while putting about 20% down often lets you avoid it—just remember to also set aside funds for closing and ongoing ownership expenses. Check your credit, organize your tax and income documents, and look into programs with as little as 3% down, or options that help with closing costs. And if the dream home and your budget aren’t quite in sync right now, that’s okay—a starter home or renting a bit longer can still help build your equity and financial readiness for the future.
