🏡 Did you know you can buy the place you’re renting? But don’t go it alone!

My client Andy was renting a townhouse when the owners decided to sell. I had helped the owners purchase this townhome a few years back, so, when it was time to sell, they contacted me! The owners and Andy had already agreed to a few terms and requested that I handle jump in to handle the transaction. Woohoo! 😎

From there I created and managed all the paperwork and communications with both parties, the title company, and Andy’s lender. Because of the uniqueness of the situation, my real estate attorney and I ensured everything was in accordance with Colorado real estate guidelines, the National Association of Realtors’ Code of Ethics, and my fiduciary responsibilities. BOOM! 💪

About 10 days into the process, Andy’s lending company determined it was unable to finance the loan because of an HOA guideline. (The HOA’s deductible on wind/hail was too high and Quicken Loans wouldn’t accept it.) I connected Andy with one of my trusted lenders, who was able to finance the loan — with fewer closing costs and a lower interest rate. ⭐️ We closed on time and with no other hiccups. Congrats to Andy and the owners!
