Buying a home is exciting, but I also know it can feel like a lot sometimes. 🏡
 
And with new construction, there can be even more decisions along the way. Choosing a homesite, understanding the builder, comparing upgrades, reviewing timelines, figuring out financing, and knowing when to schedule inspections are just a few of the things that can come up.
 
The good news? You don’t have to figure everything out at once.
 
One of my favorite parts of what I do is helping buyers slow things down, ask the right questions, and feel more comfortable with each step.

If you’re a Colorado K-12 public school employee and have been thinking about buying a home, I wanted to share a program that may be worth exploring.

I’ve partnered with Peter Elsby https://www.facebook.com/pelsby at Fairway Independent Mortgage to share the CHFA Schools to Home Shared Equity Program, which may help eligible buyers with down payment assistance and other homebuying costs.

When I first got into real estate, I thought success meant keeping my calendar full and always chasing the next closing.

Over the years, I've realized the most meaningful part of this business isn't the transaction. It's the relationships you build along the way.

Some of my biggest opportunities have come from people who trusted me, referred me to their friends and family, and remembered how they felt working with me.

That's the kind of business I want to keep building because relationships will always matter more than transactions.

Lone Tree had a strong July: 22 single-family homes closed, at a median sale price of $1,087,500.

Here's what that means if you're watching this market. Homes sold across a wide range — from $485,000 up to $2.73 million — with the biggest cluster landing between $1.3M and $1.6M (6 sales). The average sale price was closer to $1.15M, a bit above the median, because a few new-construction and luxury closings pulled the top end up.

On timing, the median was 22 days on market across all 22 closings — and that's genuinely the middle of the pack, not skewed by outliers. Several homes went under contract in a matter of days, while a handful (mostly builder/new-construction inventory) took considerably longer, including one at 109 days. If your home is priced and presented well, Lone Tree buyers are still moving fast.

One thing I’ve noticed over the years is that the conversations people have after they’ve settled into a 55+ community are often very different from the questions they had before they moved.

The stories usually aren’t about the kitchen or the square footage.

They’re about meeting neighbors, having more free time, and feeling like they found a place that truly fits their lifestyle.

Of course, everyone’s experience is different, but hearing those conversations is one of the reasons I enjoy sharing information about senior living in Colorado.

Having people who encourage you, answer your questions, celebrate your wins, and remind you that you’re capable can make all the difference.
