And honestly? Both are correct.

When you’ve lived in a home, every upgrade, every holiday, every quirky corner adds value in your eyes.

Read this before you list your home: it could save you from moving twice.

Buying and selling at the same time doesn’t have to feel like chaos. In fact, it can be just the opposite!

There are a few smart ways to line up both moves without losing your mind (or your dream house):

– Contingent offer → less risk, but less competitive in hot markets
– Sell first + rent-back → know your net, shop with a deadline
– Buy first with bridge loan/HELOC → more freedom, more costs
– Coordinated closings → one day, one move (requires precision)
– Sell + short-term rent → no pressure, but yes…two moves

Each path has trade-offs, and the right one depends on your market, timeline, and finances.

Most sellers overestimate how long the process takes. The truth? If you list in October, you can absolutely be in your next home by December.

Here’s why the timeline works:
– Average time from listing to contract around Denver is 35 days.
– Most closings wrap up within another 30 days, sometimes sooner.
– Buyers shopping now are on a deadline—they want to close quickly.

Of course, planning ahead always gives us a head start (ideally 6–12 months out).

But if your circumstances change or you’re on a faster timeline, we can still hit the ground running. And at this time of year, motivated buyers mean a 60-day turnaround isn’t just possible, it’s common.

Most people won’t tell you this, but lower rates don’t always mean cheaper homes.

Yes, rates just dipped to their lowest point in nearly a year, which sounds like a win for buyers.

But here’s the catch: lower rates usually mean more buyers jumping in…and more competition can push prices up.

For buyers: Even a tiny shift in rates can lower your monthly payment, but you’ll want a strategy to stand out in multiple-offer situations.
For sellers: This fall market could be your sweet spot to list while buyer demand is heating up.
