More inventory along with the rise in interest rates will slow down appreciation. However, not so quickly, as the market will be slow to react. ๐Ÿข

With this in mind, we will continue to see multiple offers and unprecedent growth in equity. ๐Ÿ’ต Sellers are still in the driver seat as the average price increased about 9% in one month.

Happy Spring! There are a few things that are on everyoneโ€™s mind regarding the current status of our housing market. Interest rates are increasing while home prices are still appreciating at ~ 7 % month- over-month. ๐Ÿ“ˆ

There has been a lot of talk about hyper active buyer demand. This along with our lack of inventory has pushed our prices up leading to a 105.% close to list price ratio. Additionally, we are seeing decreases across the board for days in MLS and an increase for average and median close price. ๐Ÿก โฌ†๏ธ

At this rate, we will be seeing double digit appreciation throughout this year. Itโ€™s time to plan your real estate goals for 2nd quarter if you have not already. โฐ ๐Ÿš€
