Home insurance: two words that make people usually run in the other direction. 🤣 But let’s break it down together, shall we?

Here are 5 terms you gotta know when it comes to :

🏡 Deductible – the amount of money you’ll pay out of pocket before your insurance company will pay on the claim.

🏡 Liability coverage – this covers you against lawsuits for bodily injury/property damage that you (or family members) cause to other people.

🏡 Replacement cost – the amount of insurance provided to rebuild your home from the ground up if it were devastated by fire, weather events, or other disasters.

🏡 Sub-limits – a limitation in an insurance policy on the amount of coverage available to cover a specific type of loss.

If you’re about to have an , you’ll need to know the psychology of selling a home. (Yep, there’s such a thing!)

It’s as follows:

1️⃣ Add smells that sell. Some examples: freshly baked bread, fresh linen, vanilla, cinnamon, and freshly cut grass. And don’t worry, all of these are available as candles!

2️⃣ Get “showroom clean.” This means minimizing personal belongings, deep cleaning (hire a professional if you can!), and fixing up minor repairs.

3️⃣ Minimize the clutter. You want your prospective buyers to imagine themselves in your home. So although you love your decor, they might not! Play it safe by going minimalistic.

The best advice real estate agents will have for anyone who’s selling a home during the winter is to minimize holiday decor. But the exception to that rule? LIGHTS! 💡

To be fair, most real estate agents won’t tell you to add more red and green Christmas-type lights. Instead, adding simple tea lights could really boost your !

They can add a bit of elegance, make your home look even more charming, and adds to those feel-good vibes!

Are you about to stage your home for an open house? Don’t make these 3 common staging mistakes!

DON’T…

1️⃣ Add decor. Though it feels counterintuitive, you want to remove more than you add, so potential buyers can envision themselves in the space.

2️⃣ Leave any personal items in the home, such as photos or mail. You want to remove everything personal so they don’t distract from the features and “new feel” of the home. (This also includes removing your car!)

3️⃣ Do a light cleaning. Do a DEEP cleaning, and hire a professional if possible to ensure you’re removing all stains, spots, and smells.
