🌼 In June, I received a call from an agent in SoCal. She had found me online(read my bio and reviews), and thought I’d be the right fit for her clients. And I’m so glad she did.
💫 This wonderful couple had recently retired, already owned a home in Colorado they enjoyed, and had a grandbaby nearby. What they didn’t have was the room to host and gather the way they wanted to.
⚖️They spent a long time weighing it: renovate, and work around a floor plan that would only bend so far, or find something that already fit the life they were stepping into.
As soon as their California property closed, we started looking. Their search area was small and their list was specific, so we saw fifteen or so homes in a short stretch of time. 🏡Then a house came on the market in Woodhaven, a coveted Arvada neighborhood with wonderful views. It had been listed for exactly one day, and it was the one.
We wrote a strong, clean offer and the sellers accepted it hours later. The next day, several more offers came in, some priced above ours. The sellers stood by their decision, and from there it was a smooth transaction, with every person at the table honestly happy for the others.

I could not be prouder of, or more excited for, these three ❤️ Tess, Clay, and Kade are all heading off on big adventures 🌎

🎒Tess and Clay packed their lives into backpacks and set off on a six-month adventure through Europe and Asia, starting in Ireland and ending in New Zealand by way of 21 countries and across five continents.
🇨🇭Meanwhile, Kade, who spent the summer home doing his internship, just headed to Lugano, Switzerland for an intense semester of school. Because apparently studying in the Netherlands wasn’t international enough 😂He’ll be there until February, surrounded by massive lakes, insane mountains, and chocolate.
I’m so proud of these three: curious, brave, and completely unafraid of the world. I raised them to be independent…I just didn’t expect them to be this good at it! ✨
Safe travels, my loves. Call your mum. And yes, I’m already planning my visit. ✈️❤️🐘

⛰️Congratulations to my wonderful buyers on their recent closing in the heart of downtown Boulder! 🔑
This one was a true lesson in patience (in the best way)! Over six months, we toured just two homes, and when we found the (second) one that was a perfect fit, we submitted an offer and then sat tight. The location checked every box: walking distance to Pearl Street, Boulder’s best restaurants, coffee shops, boutiques, music venues, and with some of the best trails just minutes away🚲
It was a slow burn until the sellers were ready to negotiate, but patience truly paid off.
Ryan and Carli, it was such a joy to help you find your place in Boulder, and I can’t wait to see you settle in, make it your own and enjoy the Sundance Festival from your own deck! 🎥
