Beyond honored to receive the 2026 Infill Award from Historic Denver as part of their 56th Annual Awards. 🤍
Presented to newly built residential or commercial projects within historic districts that thoughtfully respond to their surroundings, the award recognizes projects that respect scale and street-wall aesthetics while introducing innovative design within a historic context.
For us, Bud’s Garage, 3291–3297 Zuni Street is deeply personal.
For nearly five decades, this Potter Highlands corner was home to Bud’s Zuni Service, a beloved neighborhood auto shop and former gas station. Our Zuni 33 team had the privilege of acquiring the property directly from the Vecchiarelli family and spent four years bringing new life to this meaningful piece of the neighborhood.
Through environmental remediation, material-sourcing challenges and countless design decisions, we transformed the site into a fully brick, modern Italianate duplex — a style rarely attempted in new Denver construction. The result was designed not to compete with the history around it, but to thoughtfully become part of it.
We were especially proud that the neighborhood association recommended approval without a single requested change, a meaningful reflection of the care that went into honoring the character of Potter Highlands while creating something distinctly new.
A heartfelt thank you to everyone who helped bring Bud’s Garage to life, especially Brian Dale of Sort Studio, our architect, and investors Erin Little, Rhys Duggan and Marc Perusse.
And thank you to Historic Denver for recognizing the importance of thoughtful infill and the continued evolution of our historic neighborhoods.
