No one hands you a manual at closing. That’s why I share these. 👀🏠 Homeownership isn’t just aesthetic upgrades and Pinterest boards. It’s protecting your equity year after year.

If your hose is still attached to the exterior spigot in winter, here’s what can happen:

When water sits inside the hose or hose bib, and temperatures drop below freezing, it expands. That expansion can crack the faucet, split the pipe inside the wall, or cause a slow leak you won’t even see until it thaws. By the time you notice it, you’re dealing with drywall repair, insulation damage, possible mold, and a plumbing bill that could have been avoided with a two-minute fix. ❄️

Even “frost-free” spigots aren’t foolproof if a hose is attached... the trapped water has nowhere to drain.

Simple prevention:

• Disconnect the hose completely
• Drain it before storing
• Shut off the interior valve if your home has one
• Add an insulated spigot cover for extra protection

Accessibility answers the question: Can you get in the room? Inclusion asks the harder one: Once you’re here… can you exhale?

Ramps, captions, policies, and statements matter. But they’re only the beginning.

Real inclusion is felt in the tone of a space, the pace of a conversation, and whether someone has to edit themselves to belong.

No one should have to choose between being accepted and being authentic. Inclusion isn’t a box you check. It’s a culture you build... daily, intentionally, imperfectly. 🤟🏼
