✨ Metro Denver Market Update | February Snapshot 🏡

The Denver housing market picked up momentum in February as mortgage rates briefly dipped below 6%, improving affordability and bringing many buyers back into the market.

Here’s what we saw:

📈 Sales are up
• Home & condo sales increased nearly 30% from January
• Pending sales rose 29% month-to-month
• 15% higher than this time last year

🏡 More homes available
Inventory expanded, giving buyers more options and stronger negotiating power with motivated sellers.

⏱ Homes are moving faster
Median days on market dropped from 53 days → 33 days

💰 Price trends
• Single-family homes: Median price rose slightly to $630,000
• Still below last year’s peak
• Condos: Prices continue to soften, partly due to rising HOA insurance costs

🔑 The big driver? Mortgage rates.
Rates will continue to play the biggest role in how strong buyer demand remains this spring.
