Another one of Elyria-Swansea's undeveloped sites is finally under construction in RiNo.

Construction is underway on AVE Station House, a new 13-story development that will bring 301 apartments, more than 6,000 square feet of ground-floor retail space, and approximately 18,000 square feet of indoor and outdoor amenities to a triangular parcel near the 38th & Blake Station.

The site has sat vacant for years despite being surrounded by some of the neighborhood's most significant development activity. Previous plans for the property included office and hotel uses before the project ultimately shifted toward a residential-focused vision following changes in market conditions.

Once complete, the development will include studio through three-bedroom apartments, structured parking, EV charging infrastructure, coworking space, wellness amenities, a rooftop pool, golf simulator, and approximately 10% affordable housing.

Construction is expected to continue through late 2028.

The next phase of 38th & Blake is underway 🏗️

A new transit-oriented development in RiNo has reached another milestone as construction officially begins on Rowan, a new 358-unit apartment building at 3875 Walnut Street.

The project is part of a larger development that also includes the 310-unit workforce housing project currently under construction at 3850 Blake Street and a planned 180-key hotel. Once complete, the three-building development will bring more than 650 housing units, retail space, and new activity to the area surrounding the 38th & Blake A-Line Station.

A new King Soopers has officially opened its doors.

Today, King Soopers celebrated the grand opening of its new Store No. 150 at 4201 E. Arkansas Avenue, replacing the longtime Belcaro location and bringing a new 103,000-square-foot grocery store to the area.

Built on the former Colorado Department of Transportation headquarters site, the project represents a more than $37 million investment and includes expanded grocery departments, a pharmacy with drive-thru service, grocery pickup stalls, and additional customer amenities.

The opening comes one day after the closure of the former Belcaro King Soopers, which had served the surrounding community for decades.

A new kind of library is taking shape in Thornton.

Construction is nearing completion on the 33,000-square-foot Anythink Nature Library, a first-of-its-kind facility designed to blend traditional library services with outdoor learning, environmental education, and nature-focused experiences.

Located on a 15-acre site adjacent to the 140-acre Aylor Open Lands, the project will feature indoor and outdoor learning spaces, gardens, a nature lab, a sunroom, gathering areas, a café, and a one-mile trail loop that connects visitors directly to the surrounding landscape.

The library is grounded in Anythink’s Environmental Kinship Model and was developed with input from Indigenous and Native American leaders, with a focus on helping visitors build stronger connections to the natural world.

The $43.4 million project is expected to open early August 2026.

The Denver Housing Authority is exploring a major redevelopment of the Westridge and Mulroy affordable housing communities near the Knox Light Rail Station that could significantly expand affordable housing opportunities in west Denver.

Current concept plans envision a long-term redevelopment that could ultimately deliver approximately 600 to 800 affordable housing units while modernizing the site with new community amenities, improved open space, and enhanced transit connections.

The first phase under consideration would include 133 affordable housing units across two buildings, including an 83-unit family housing building and a 50-unit senior housing building. Plans also include community services, childcare space, structured parking, pedestrian improvements, and enhanced connections to both Knox Station and Paco Sanchez Park.

The redevelopment would occur over multiple phases while maintaining housing opportunities and community services throughout the process. The existing Mulroy Opportunity Center is expected to remain operational, with future plans calling for community services to be integrated into the redeveloped site.

A previously approved affordable housing project near DIA is officially back on the table in Denver after sitting inactive for nearly a year.

New concept filings have now been submitted for High Point Apartments, a proposed 192-unit affordable housing community planned for the northeast corner of High Point Boulevard and Argonne Street.

The project was originally proposed last year and completed an earlier concept review process with the city before going inactive. The development has now resurfaced under a new application number and is once again under review with Denver.

Plans call for six three-story residential buildings, a standalone clubhouse, and a mix of two-bedroom and three-bedroom units designed primarily for families. Filings show the project is planned as a 100% income-restricted affordable housing development with affordability levels ranging from roughly 30% to 80% AMI.

Amenities proposed throughout the site include playgrounds, a sport court, coworking areas, fitness space, community rooms, picnic areas, and a large central lawn space.

New concept plans have been filed with the City and County of Denver could bring a new 12-unit townhome development to the corner of West 41st Avenue and Jason Street in North Denver.

The proposal would replace several existing residential structures on the roughly 0.39-acre site and add approximately 23,412 square feet of residential space across the project.

The development is currently under concept review with the city.

Are you walking between concourses or still taking the train?

Denver International Airport has officially confirmed plans to construct new pedestrian walkways connecting Concourses A, B, and C for the first time in the airport’s history.

According to DEN, portions of the airport’s existing underground baggage tunnel infrastructure will be repurposed to create the new passenger connections, offering travelers an alternative to the airport train system while improving flexibility and operational resiliency.

Construction is currently expected to begin in 2027 as part of DEN’s larger Vision 100 expansion strategy focused on preparing the airport for continued passenger growth and an eventual 100 million annual passengers.

The announcement also comes after several recent train disruptions at the airport, with officials saying the new walkways are intended to complement, not replace, the existing train system.

DEN says the project will connect Concourses A to B and B to C using portions of the airport’s underground tunnel infrastructure.

Construction preparations are officially underway for Park Avenue Apartments, a new 60-unit permanent supportive housing development planned for Denver’s Globeville neighborhood.

The Colorado Coalition for the Homeless recently closed financing on the project and has now begun demolition of the former La Quinta hotel and Old West Pancake House site at 3721 N. Globeville Road.

Located near the 41st & Fox RTD Station, the development is being designed as a transit-oriented housing community serving residents exiting homelessness along with households earning up to 60% of the Area Median Income.

Designed by Davis Partnership Architects using trauma-informed design principles, the project will include one-bedroom apartments, community gathering spaces, bike storage, a computer lab, library, balconies, and extensive on-site supportive services focused on long-term housing stability.

The project also continues the broader redevelopment transformation occurring throughout the Globeville and North Denver corridor, particularly around transit-connected areas near RiNo, Sunnyside, and the South Platte River Trail network.

Lease-ups for the development are currently anticipated to begin in 2027.

A new generation of sports infrastructure is continuing to take shape across the Denver metro area.

From the Ball Arena redevelopment and the Broncos’ new training headquarters to Denver Summit FC’s future stadium district and performance campus, multiple major projects are reshaping how professional sports, entertainment, and mixed-use development intersect throughout the region.

Many of these projects extend far beyond traditional stadium construction, incorporating housing, hotels, public plazas, transit connections, training facilities, entertainment districts, and year-round community spaces as teams and ownership groups continue investing heavily in the future of the Denver market.

Several of the projects highlighted here are expected to open or continue advancing over the next few years, with some already under construction while others remain in long-term planning and entitlement phases.
