Before this, I was selling green chili.

50 grocery stores across Colorado.
A restaurant.
A business partner who looked at the market one day and said let's go sell some houses on the side.

It'll be easy.

I was managing an Applebee's making $45K a year.
I had a dog and no real reason to say no.

He never went full time.

I did.

Sold 16 homes the first year and made more money than I ever had in my life.

Walked into that Applebee's and put in my notice.

What I didn't expect was how much I'd love the people side of it.

Not the houses.

I still don't care about houses. But sitting across from someone, learning what they're going through, what they're building, what this move means for their family, that part got me.

Turns out I wasn't falling into real estate.

I was falling into the best vehicle I'd ever found for doing the thing I actually cared about.

Most people moving to Denver from California start on Zillow and end up looking at the same four neighborhoods on repeat.

Wash Park, Cherry Creek, the Highlands, LoHi.
They show up on every list and every Google search and they're also the most expensive real estate in the city.

Denver has about 15 distinct areas just within the broader downtown corridor and every single one of them feels different from the next.

The question worth asking before you book a flight is whether you want to see the three or four neighborhoods the internet keeps showing you, or whether you want to understand all of it and actually find the one that fits how you live?

Sunnyside and Cherry Creek are both great neighborhoods and they attract completely different people. RiNo and Wash Park are a mile apart and feel like different cities. The right answer depends on you, your lifestyle, and what you're actually trying to get out of living here.

If you're an agent with five active listings and none of them are moving, your sellers are already talking about you. Just not the way you want.

"What's going on out there?"
"How come we're not getting more showings?"
"Should we drop the price?"
"Do you think we should try a new open house?"
"My neighbor's friend is an agent and she said we should have done X."

You know those calls. They're getting harder every week.

And it's happening because a lot of agents right now are taking every listing they can, pricing it where the seller wants because they don't want to lose it, putting it on the MLS, and waiting. And when it doesn't sell, they blame the market.

We make a commitment to every seller that they'll hear from us every Tuesday. The call I never want to have is "we're still on the market."

I want that conversation to be...
"We have more showings coming through." Or
"We have an offer (or two) being sent." Or
"We're moving towards closing."

That only happens when the work before the listing goes live is done right. The staging, the photography, the pricing conversation (where somebody actually tells the truth), the neighborhood outreach, the launch strategy. All of it done before the sign ever goes in the yard.

Your sellers talk (to their friends, their neighbors, and their coworkers). Every single listing on your board is either building your reputation or slowly taking it apart.

We don't go to work every day just to sell another house.

At Story Home Group every week the team gets together for book club. Thirty minutes to an hour, lunch, and a real conversation about what we're reading and what it's bringing up for us.

The belief behind it is simple. If you're growing as a person, the rest follows. The production, the client relationships, the career that actually looks like the one you imagined when you got your license.

Will says it plainly. The goal is to fund your perfect life, but more than that, to figure out what your perfect life actually is and then go live it. You don't get there by grinding harder. You get there by getting better, consistently, over time, with people around you who are doing the same thing.

So he goes home a better dad. A better husband. A better friend. And the agents on this team are working toward the same thing, in their own version of it.

That's what the book club is really about. That's what showing up every day at Story Home Group is really about.

If you're getting ready to sell your Denver home, there's something you need to understand about this market right now. You basically get one shot.

The first 7 days on the MLS is when your home gets the most attention. Every buyer with a saved search gets the notification. Every agent scanning new listings sees it pop up. That first weekend is when the showings stack, when the urgency is real, and when offers come in.

If you miss that window, it gets quiet fast.

Once a listing has been sitting for 3, 4, 5 weeks, buyers start wondering what's wrong with it. The price drops start. The showing requests slow down. The Tuesday phone calls from your agent go from "we're reviewing offers" to "we're still on the market." That's a different conversation entirely.

In Denver right now there are 2 tracks.

Homes that sell in the first weekend because the pricing, the prep, and the marketing were dialed in before the sign went up.

And homes that sit 84, 100, 120 days because something was off on day one and nobody caught it.

We actually walked a room of agents through our entire listing launch system yesterday. The prep work, the pricing strategy, the four-day rollout, all of it. Because the track your home ends up on gets decided before you ever go live.

Every Friday at 8:30 the whole team gets together and we just stop for a minute.

We don't talk about the pipeline or review numbers we reflect on our week.

What went well this week?
What did you learn?
What's your intention going into next week?

It sounds simple because it is. But what it does is something most teams never build in. It gives you a chance to really put the week down. To hear what someone else figured out that you didn't. To walk out the door with a plan instead of just stopping because it got late on a Friday.

Most people drag the week home with them without realizing it. The deal that fell apart is still sitting in the back of their head on Saturday morning. The thing they wish they had done differently is still running. Friday reflection is how we close that loop before it follows us out the door.

And the other piece of it is that we learn from each other in that room. What I figured out this week might be the exact thing you've been stuck on. What you learned might change how I approach something next month. We get stronger together in that fifteen minutes in a way that just doesn't happen in a regular pipeline meeting.

We close every week strong so we can go home a better person than we were on Monday.

Our own mortgage company and our own title company, not joint ventures, owned outright.

That's where Story Home Group is going.

I know how that sounds...but I've got a friend running a team in Omaha doing 700 deals a year in his area.

If that's possible there, what we're talking about up and down the Front Range is not a stretch.

It's just a matter of building the right system and putting the right people around it.

People who actually care about what happens to the family on the other side of the transaction.

People who understand that every deal in that 2,000 is someone finding a home, or finally moving on to the next chapter of their life, or an agent building the career they actually got into this business for.

The scale matters because the impact scales with it.

The agents who are going to look back and say they were early to something are the ones having conversations right now.

Agents. If your seller asked you exactly what you do to get their home sold, how detailed is your answer?

You've probably launched a listing before where you put it on the MLS, posted it on Instagram, and waited to see what happened. We've all been there. And in a market where homes are sitting 84 days, that approach is getting harder to defend to your sellers.

What if I told you we'd already been working that listing for two weeks before we ever opened the door?

That by the time the first buyer walked in on Saturday, we'd already searched our database for off-market matches, had the home staged and professionally photographed with floor plans and aerials, pulled title, put a pre-listing inspection binder on the kitchen counter, and hit every neighbor by mail, phone, and email.
