Market Update | Denver metro

After the Memorial Day weekend slowdown, the market is back in motion. Buyers are active, but they’re being intentional. They want what they’ve always wanted: a home that’s truly move-in ready.

Pending and closed sales are both tracking higher than this time last year. Inventory is starting to tighten week-over-week, and well-priced homes are moving quickly.

Here’s what we’re seeing on the ground:
Selling? Start the conversation early. A pre-listing consultation gives you the time and strategy to position your home for the best possible outcome.
Buying? When you find the one, move on it. If it feels right to you, it feels right to someone else too.

One of my favorite events every year.

I’ve always appreciated design in all its forms, and floral design has long been one of my favorite creative outlets. Design In Bloom, hosted by is a reminder that the best design often shares the same foundations regardless of the medium: balance, proportion, texture, movement, and composition.

Always inspired by the creativity and fresh perspectives this event brings together.

The Denver metro is not one market right now, it is dozens of micro markets behaving very differently depending on where you zoom in.

The most important thing you can do right now is get micro market specific, and have a team behind you that knows how to act on that data. At Cannon Collective, we lead with the numbers and follow with intention. Every home we bring to market is presented with a bespoke approach, because no two properties tell the same story and no two clients have the same goals.

An iconic is now up for resale for the first time.

Koda Ranch | 6025 Koda Trail, Golden, CO
5 BD | 7 BA | 8,252 SF | 85 Acres | $15,000,000

Few properties earn the word legacy. Koda Ranch does. 85 acres of Golden foothills designed for the horses, the trails, and a life lived without compromise.

Direct trail access to White Ranch Park, a spring-fed pond, panoramic views of North Table Mountain, and a main residence that reflects everything Cornerstone is known for. Reclaimed hardwood floors, painted tongue-and-groove ceilings, Colorado Yule Marble, and a stone fireplace that anchors the heart of the home. Every material chosen with intention.

The recreation center alone sets this property apart. 6,500+ SF with a 45-foot indoor pool, basketball and pickleball court, professional gym, yoga room with infrared panels, cedar sauna, and cold plunge. A custom timber barn with stalls, paddocks, and a 2-bedroom apartment completes the picture.

Built once. Built to last.

This home has captured my attention today.

Set on over two private acres with mountain views, this home carries an incredible architectural story. Designed by architect James Ream—who began his career in the office of Eero Saarinen before moving to Denver to work with William Muchow—the home reflects a meaningful chapter in Colorado’s modern design history.

Who’s ready to call it theirs? DM to inquire.

As a team that works this Southeast Denver pocket regularly, we pay close attention to how homes are positioned, especially fully renovated ranches like this one.

The facts:
• 5 bedrooms
• 3 bathrooms
• Approximately 2,700+ finished square feet
• Ranch-style layout with finished basement
• Situated on a generous ~7,500 sq ft lot
• Originally built in the 1950s (classic Hutchinson-era footprint)

In this part of 80224, many homes were built in the mid-1950s with similar ranch layouts and lot sizes. What sets this property apart is the level of renovation and the added functional square footage in the basement. Many surrounding homes are either partially updated or still in original condition, so a cohesive, full renovation like this removes uncertainty for a buyer who values move-in-ready living.

The lot size is consistent with the neighborhood standard, which means you get mature trees, usable backyard space, and privacy, without the maintenance of an oversized lot.
