🤖 AI internet browsers are wild.

🏡 In this example, I’m inside REColorado using Perplexity Comet to pull closed sales in the Cherry Creek subdivision over the last 60 days.

💡 Instead of manually clicking through everything myself, I can give the AI browser the task and let it work in the background while I keep moving on with my day.

📊 Think about how many repetitive tasks real estate agents do every week: pulling MLS data, organizing comps, looking up market activity, gathering information for a seller, or preparing for a listing conversation.

🚀 This is where AI starts to get really interesting. It’s not just answering questions anymore. It’s actually helping complete the tasks that are not always the best use of your time.

⚠️ Of course, you still need to review the results. You are the expert. But if AI can do the heavy lifting and save you 20, 30, or 60 minutes at a time, that adds up fast.

🤖 I’ve got a confession...

This presentation I was teaching from was created very quickly using Gamma.app.

💡 Was it perfect? No. But it got me probably 80 to 85% of the way there, and I built it around midnight the night before.

That’s the whole point.

Most real estate agents are using AI one prompt at a time.

But the real opportunity is building repeatable prompts and projects that you can use over and over again.

Think about the things you do every week, month, or quarter:

Listing descriptions
Social media captions
Open house promotions
Client emails
Market updates
Buyer guides
Seller follow-up
Event invites
Blog posts

Instead of starting from scratch every time, build a curated prompt that helps you get to the end result faster.

Even better, set it up inside a Project in ChatGPT, Claude, or whatever AI tool you’re using. Add examples of your writing, your emails, your captions, your video transcripts, and your past content so the AI can start sounding more like you.

That’s the difference between using AI as a random assistant and using AI as a real business tool.

The goal is not to replace your voice.

The goal is to save time, stay consistent, and create better first drafts that actually sound like you.

🏡 AI internet browsers are one of the coolest AI tools that almost nobody is talking about yet.

💻 Think of it like a regular internet browser, but with an AI assistant built directly into the side of the screen. Tools like ChatGPT Atlas, Claude for Chrome, and Perplexity Comet are starting to show what this next wave of AI actually looks like. ChatGPT Atlas is OpenAI’s browser with ChatGPT built in, Claude for Chrome is designed to let Claude work inside the browser, and Perplexity Comet is built as an AI browser that can help automate tasks, research, organize, and move faster online.

⏳ For real estate agents, this is where things get really interesting.

Instead of spending time on repetitive tasks, admin work, research, data entry, inbox cleanup, or random things that are just not the best use of your time, an AI browser can help you move faster and stay focused on higher-value activities.

🤖 And one of the best parts? If there is something you do not know how to do, it can walk you through the process, help complete the task, and teach you along the way.

💡 I really believe tools like this are going to become a huge part of how real estate professionals save time, streamline their business, and get more done without adding more hours to the day.

🌍 Most people in title insurance either grew up around it or stumbled into it by accident. I definitely stumbled into it.

🎒 Back in 2016, my wife and I spent about a year backpacking through Europe and Asia with nothing but backpacks on our backs. The goal was to have fun, see the world, and hopefully figure out what we wanted to do with the rest of our lives.

😂 Spoiler alert: we came back with a lot of great memories... but not necessarily the master plan.

🍻 Then at a party in LA, a family friend who worked in escrow sales said, “You should sell title insurance.” My response was basically, “What even is title insurance?”

💻 I literally went home and Googled “what is title insurance,” and that random conversation ended up changing the course of my life.

🏡 I got started in the title industry in 2017, and looking back, it’s funny how often the biggest career shifts happen in the most unexpected ways.

🙌 Sometimes your path is not something you map out perfectly. Sometimes it starts with one conversation, one idea, or one random moment you almost brushed off.

📈 I’m grateful that random moment led me into an industry where I get to help real estate agents, lenders, and partners grow their business, build relationships, and create opportunities.
