ATTENTION Denver Homebuyers/Sellers. This is IMPORTANT! Zillow no longer has property listings available(kind of). READ BELOW!
I have to give credit to one of my office partners Lyndsie Emerson for writing this great post content she was kind enough to let me share:
We have to talk about Zillow and I promise it's important so stick with me here for a minute... 🤓 I'm not going to mince words because I am HOT right now! 😤
Did you know that Zillow is a gigantic for profit company that has nothing to do with Realtors? Behind the scenes in the real estate world there has been a giant battle raging between Zillow and Realtors for YEARS! 😱 Zillow started as a company that real estate agents paid to collect data (contact information and buyer/seller profiles) from people who were home shopping/selling so that those agents could call upon those "leads" to gain new clients. Listen to what I'm telling you... If you use their app or website Zillow takes your personal data and sells it to Realtors who want to have the opportunity to buy your business. Zillow essentially "sells" you to an agent! 😡
Since the founding of Zillow in 2004 it has morphed dramatically into a company that now also buys and sells homes at a massive discount from sellers that do not wish to put their homes on the traditional market. They give up a large % of their equity to not have to deal with the hassle of showing it, which for some is just fine and totally understandable (trading equity/money for convenience.) It's also wildly predatory and gross and we feel firmly it's robbing people of their hard earned most valuable asset, the equity in their homes, which is our entire mission to keep safe for you! 🤬
Why am I talking about this right now? 🤷‍♀️ There have been whispers for the last few years that Zillow was morphing again into a brokerage that will conduct a real estate transaction from start to finish all in house based on YOUR data. It's materializing across the country as we speak! 😤 Realtors want this to stop because we believe that data belongs to YOU and the Realtor you choose to hire to steward your transaction!
As of this morning, recolorado which is the MLS (multiple listing service where homes are posted for sale) has finally taken a stand and stopped the feed of data on any listings from going to Zillow! 😳 That means that as of this morning Zillow in the Denver Metro Area is going to be wildly inaccurate. Without the MLS feeding your data to them they will have NO DATA.
Listen, Zillow's website kicks butt. I've even used it in other cities myself when I've been tooling around looking at real estate! 🤷‍♀️ Their TV commercials are super cute and make us all feel warm and fuzzy. But as of today in the Denver Metro Area Zillow is the LEAST accurate place you can go to find real estate information.
We all know this market is moving extremely quickly, yes? 😣 If you are searching for a home in the Denver Metro Area you need to delete that Zillow app from your phone because as of today it is now completely worthless. If you are looking for a home as of today you WILL NOT find it on Zillow which means if you are looking there you are going to be missing your opportunity to actually find a house for your family! 😭 Most likely Zillow will feed out property data going forward from a different type of feed that’s not directly from the MLS and not as accurate, but as of right now you NEED to find another place to search for homes! 💯
I would like to recommend a few alternatives for people currently searching...
- Search your app store for the recolorado app. This is the feed that comes directly out of the MLS.
- Use MY search app which also has a feed directly from the MLS where your private data stays private. You can get to it here: https://www.compass.com/?_branch_match_id=874831652512632528
- Call your Realtor and ask them where they want you to search.
Like we need another thing in 2021 and this market to deal with right?! 🙄 It's my worst nightmare that people I love who are looking for homes lose opportunities because of a website snafu and a power struggle. Get a new app and continue on, happy house hunting!!! 😁

Hello Everyone. We have been receiving many questions about the market. Here is the Latest Dept of Real Estate Update. Showing and selling real estate is essentially on hold outside of the properties currently under contract. Here are the full details below.

The Department of Regulatory Agencies, specifically the Division of Real Estate, and the Department of Law have received inquiries regarding the ability of real estate brokers to show property during the coronavirus disease (COVID-19) crisis. We want to provide guidance on what a real estate broker can and cannot do during this time.

Executive Order D 2020 017, amended by Executive Order D 2020 024, requires all Coloradans to stay at home and all businesses to close due to the presence of COVID-19 in the State, unless the business is designated as a “critical business.” This Executive Order went into effect on March 26, 2020 and expires on April 26, 2020 unless further extended by the Governor.

Public Health Order 20-24, issued pursuant to Executive Order D 2020 017, and amended by Executive Order D 2020 024, does not authorize real estate marketing services such as in-person showings or open houses.

Real estate appraisals and closings are considered critical services to complete real estate transactions. Further, home inspections and final walkthroughs after a buyer has signed a purchase contract, and is therefore a condition precedent to the actual transfer of property, is also considered to be an essential part of the real estate transaction.

Elements that are fundamental to the real estate transaction are deemed essential to support market activity. However, showing a property or conducting an open house in-person during the COVID-19 pandemic shall be avoided as it violates the specific mandates of recently issued executive and public health orders.

Further, encouraging members of the public to engage in non-essential travel and/or requiring residents to leave their residences for the purpose of viewing real property unnecessarily compromises public health by expanding public exposure.

We recognize this is a difficult time, but we are asking for compliance so that the spread of virus and the risk to our population is mitigated whenever and wherever possible. Thank you.
