My favorite brewery is turning FIVE! I remember when was a vacant old boarded up grocer on the corner of 1st and Cherokee in Baker. From the minute they opened their doors in the summer of 2018, Novel Strand has enriched the neighborhood with not only their tasty brews, by brewmaster Tamir, but also with their rotating food trucks, book club, dj sets, trivia night, craft nights, local art, etc etc. Not to mention the brilliant combo of sharing the morning space with — some of the best coffee roasters in Denver.

I’m so honored to be able to sponsor their 5 year anniversary block party this Saturday! If you don’t have plans, now you do.

Big congrats to my dear friends and new owners of this swanky ranch just a mile from old town Arvada! We found this gem in July and got the house under contract with a huge amount of seller concessions to buy down their interest rate. The new owners are working on some remodeling and I can’t wait to see the transformation of the first floor and humongous primary suite!! Once closed they decided to list and sell their place in Baker. We were on the market exactly 20 days and had a smooth 3 week close. Couldn’t be happier with the buy/sell transition- every market has its own hurdles and we were able to sail smoothly to closing on both sides. Thankful as always for my clients trusting me with one of the largest financial decisions of their life. Cheers to a new chapter! ✨🥂 🏠

August Stats are here! 🍄📉💛💙

All major statistical categories point towards the market slowing down.
Days in the MLS went up 120 percent since last year at this time, and the close-price-to-list-price ratio dropped below 100 percent for the first time since July 2020, to 99.41 percent. Meanwhile, the median sales price decreased 2.54 percent from the previous month.

My first hand experience has been that homes priced and marketed well are still moving, but we definitely saw our typical summer slump, now let’s see if our typical fall up is next!

I love helping clients transition to new spaces. This particular client needed to sell their home in Leyden rock and downsize to a 55+ community with less maintenance, and to be closer to grandkids. Timing was the most important piece for this transaction, they wanted to move fast, especially given the changing market for sellers, so we priced accordingly, were under contract and sold in 30 days, and my clients have already moved into their replacement home with no surprises along the way, other than how smooth this process can be 😉🙏🏽
