A question I get asked quite often is; "Do you really need a home inspection on a new build?" Short answer is; Yes.
We are fortunate to live in an area where there is no shortage of quality builders; but sometimes things can get overlooked or forgotten. That is where a home inspection can be helpful. Sure there can be times where something significant arises; but most times they are just items that may have been overlooked. Take the photos below for example. Open sewer lines that can emit sewer gasses or worst case sewage itself. It may be a laundry dryer vent that has been disconnected in the attic space or missing insulation. These items can be easily remedied before you move in and start to have issues.

Happy Mother’s Day to my beautiful wife and mother to my kids. Who spends endless hours loving them, teaching them and taking care of them. Have you had your chimney checked lately? During a home inspection the inside of the chimney; which is called the flue, is excluded from our standards. Our inspections are visual inspections which we are not able to see the interior without a special scope. That is why they are excluded; but sometimes (most times) we can tell that there may be a problem and recommend have a Certified Chimney Sweep perform a level two inspection. A level two inspection is an inspection which they will send a scope down (or up) the inside of the chimney to inspect the flue/liner. Many times people think that they only need to have the chimney looked at if they have a fireplace or stove that they burn wood in. This would be incorrect as a flue or liner can deteriorate over time with even a forced air furnace. As you can see in the photo; deterioration of a liner or (like shown) lack of a liner can be a dangerous condition. Carbon monoxide can seep into the home through the walls creating a very unsafe or deadly condition. Please consider having a Certified Chimney Sweep inspection before firing up that heating system, appliance or fireplace/stove. Stay Safe.

Have you checked your smoke detectors lately? October is fire prevention month and a perfect time to check your detectors or purchase new ones. Did you know that smoke detectors carry a 10 year life span? Not only should you be checking your batteries, you should be checking the age of the detector. During a home inspection this is one of the many things we check for along with placement of the alarms. Today's standard would like to see a smoke detector in each sleeping area and on each level. Carbon monoxide detectors are also recommended on each level. We get asked frequently; "Why are the detectors yellow or off white?". Well they are made to discolor to alert you that they are out of date. I have a picture showing one of the many times that I have found outdated detectors and also the location of where you can find the date. I hope this gets you thinking about fire safety and checking those detectors. The housing market is doing extremely well after the quarantine, but with few houses on the market, offers may be met with competing ones. Have your water bills seem to be getting higher and higher without changing your usage habits? One area on a home inspection that we find many defects can be your toilet. You may be unaware that the toilet is running wasting water and creating high water bills. Although we do not perform this test during a home inspection I’ve created a quick video that will show how you can effectively test a toilet flapper (aka flush valve seal) that may be causing your issue. A replacement flapper can be a quick, easy and inexpensive way to help stop the waste of water and lower those water bills. Happy testing and have a great day!
