I represented the Seller on this mountain home set on a few acres just outside Nederland and super close to Eldora Mtn Resort.

I’ve said it before and I’ll repeat it again: mountain real estate hits differently than properties in the city or the suburbs. This particular home had a well, septic tank, propane, and acreage. All require knowledge and experience to navigate the permits/inspections/surveys successfully.

Just Sold this main level 3b in the Trailside Lodges in Downtown Winter Park, $1,150,000.

I represented the Buyer on this transaction (thx for the referral from a great local lender who also owns a condo in the same complex). Buyer did receive concessions off the purchase price, transfer fees, and closing costs.

The location of this condo is directly across the street from the Rendezvous amphitheater, home to concerts and various other large events, making this a great short term rental option that my client plans to take advantage of when not enjoying himself.

Just Sold in Congress Park 🙌

It’s inevitable in this industry that you’ll have one, if not more, extremely tough transactions per year. This 100 yr old classic bungalow attracted some really flakey Buyers, but persistence paid off and we got it sold in the end.

When sh$t hits the fan, make sure you’ve got someone representing you that is driven to see success regardless of the hurdles thrown their way!

Sold Price: $485,000

At my age (early 50’s now) I just don’t get to work with many first time homebuyers anymore (although the average age for first time homebuyers is going up…now about 40 yrs old per National Association of Realtors).

I enjoy helping first time homebuyers because I strongly feel real estate is a great way to set yourself up later in life!

These clients started their search looking at townhomes, but after breaking down the math with increased HOA/Insurance costs they pivoted to try and make a single family work (also better chance of appreciation vs the townhome product).

They ended up getting a good deal and some inspection items addressed prior to closing on this SW Denver mid century ranch with 3b/2b spread out over the main floor and basement.

With some capital improvements the clients plan to do they should be able to look at a refinance in the near future to get rid of mortgage insurance from their monthly payment.

Rates have been fluctuating but savvy Buyers are getting some good buys and able to get inspection items addressed in this market. Remember 2022: bidding wars offering up your first born and buying ‘as-is’? Those days are long gone, but inevitably we’ll be getting back to that at some point in the future, so might as well start now.

Just Sold 🎉

I represented the Buyers on this unique Evergreen home sitting on 11 acres along the prestigious Upper Bear Creek with Mountain Views from every room, especially Mount Evans (now Mount Blue Sky).

Clients were able to get 152k off the price, a new roof, radon mitigation, and a few other items to help cut costs moving forward.

Just Sold!

Last month I sold a home up in the mountains that we had built from the ground up a few yrs ago.

Because we rented out that mountain property for a few yrs the possibility of a 1031 exchange was on the table as an option.

I spent endless hours researching various properties to acquire tax deferred through a 1031 exchange, which led me to ‘Little Red’ as I’m calling it in Lower Chautauqua (Boulder), which happens to be surrounded by some high $$ real estate.

I utilized a non-traditional loan (DSCR) to close on the property which keeps the payment lower than a traditional conventional loan (highly recommend reaching out to discuss if interested in a similar situation).

Little Red is going to get a makeover over the next month. Keep an eye out for the remodeled version coming soon.

Just Sold 🙌

This one hits differently because Samantha & I had this home built from the ground up about 3 yrs ago, when interest rates were in the 3’s.

When the project was completed rates were in the 7’s.

We rolled with the punches and creatively furnished the property for 3 separate tenants.

In the end, the property sold for less than expected when we started the project, but the return was good enough to do a 1031 exchange into something else currently in the works with a much larger upside (stay tuned if interested to see what the replacement property is).

I didn’t plan for this to happen, but this sale is the first one under my new brokerage MacMillan Real Estate Group and fits the company’s tag line:
