Saturday mornings look like this. 🄐

Bikes from Cory Merrill, Rory's lemonade before we've made it through the first vendors, and a bakery stop that is completely non-negotiable.

The Cherry Creek Farmers Market is one of those things that makes Denver feel like home. And this month's newsletter is all about it, plus the April market update you actually want to read, my June event picks, and a $50 giveaway to spend at the market on me.

Link below to read, and DM me your favorite thing to grab at the farmers market to enter the giveaway! 🌿

I still remember it like it was yesterday, heading to Playa del Carmen with all our people, ready to say ā€œI do.ā€ The perfect dress, no shoes, and you looking so handsome. Our quiet first look, the ocean behind us, those moments will forever be some of my favorites!

We said our vows on the beach, ate cake as the moon rose, and had one heck of a reception… tequila shots, tacos, and laughing about the night before over breakfast with friends. Truly one of the best days of our lives!

9 years later and we’ve built so much together, our girls, our business, becoming parents to Rory, golf days, hard days, and so many really, really good ones. I can’t imagine doing life with anyone else!

Cheers to us and so many more years ahead!! I love you, Mark Imanuel šŸ¤

Hot take… and maybe not the one sellers want to hear šŸ‘€

I can run the ads.
I can dial in the SEO.
I can host the opens, the broker tours, the champagne + sushi spreads.
I can blast it out to every agent in Denver.

And I will. Every single time.

And still… none of that can make up for misalignment on price.

Here’s the reality that can feel a little uncomfortable: If the showings are quiet and the offers aren’t coming in, the market is already giving us feedback.

And when the market feels quiet… it’s usually saying something important.

It’s not about doing more.
It’s not about doing louder.
It’s not about blaming the marketing.

It’s about alignment.

Price = perception of value.
And buyers? They’re incredibly honest in what they respond to.

The homes that are winning right now are the ones that are strategic, competitive, and willing to adjust.

Not perfect. Not overhyped. Just in sync with what buyers are actually seeing and feeling.

And I also want to say this, because it matters…

If you bought in 2020, 2021 or 2022, I see you. This market feels different. Appreciation has slowed, in some cases values have pulled back a bit, and that can be really hard to wrap your head around.

There’s real emotion there, and I get it.

And if selling is the goal, we have to look at the data with clear eyes.
What’s actually selling.
What’s going under contract quickly.
Where buyers are seeing value, and where they’re not.

Not based on what we hope… and what’s real.

I’m always going to go all in on marketing for you. And I’m always going to be just as honest about what actually moves the needle.

Because getting your home sold > protecting a number.

If you’ve been sitting on the market wondering what’s missing… it might not be the exposure. It might be the strategy.

1,600 miles.
1 little Airstream.
A whole lot of desert magic. ✨

Spring Break looked like this for our crew:

Denver āž”ļø Utahraptor State Park just outside Moab
Venturing into Arches so Mark and Rory could see it for the first time (still just as cool the second time around)
Down to Sand Hollow near St. George
Day trips through Zion and sunsets that didn’t even feel real
A stop at the absolute vibe that is Mystic Hot Springs (peacocks, old buses, soaking tubs… what a place)
Then one last peaceful night in Fruita at James Robb Colorado River State Park before rolling home.

Lots of miles.
Lots of snacks.
Lots of ā€œwow look at THAT.ā€

Spring Break done right with the fam. šŸššŸŒ…

I just sent out my monthly newsletter, and this one was a fun one to put together.

https://view.flodesk.com/emails/69c2dc10f061de9ccd46a459

Inside this month’s email:
• what’s actually happening in the Denver real estate market
• what’s working for sellers right now
• a few Denver neighborhoods worth knowing
• a personal career update that feels very full-circle
• and a little local love giveaway near Union Station

If you’re already on my email list, it should be in your inbox!
And if you’re not on the list yet, you can sign up here so you don’t miss the next one.

Also, I need a little Denver help…

If someone was visiting the city and asked you where they have to eat, where would you send them?

Back in 2013, I was the Office Coordinator at Slifer’s Keystone office.
Think window displays, lockboxes, snowstorms, HOA questions… doing whatever needed to be done to support the brokers around me.

I was learning, observing, and quietly falling in love with this industry.

Fast forward to today…
I’ve stepped into the role of Branch Broker for Slifer Denver.

Full circle doesn’t even begin to cover it.

This opportunity came from someone I deeply respect, and stepping into it feels equal parts grounding and energizing. Slifer has always been about people, relationships, and doing things the right way, and now I get to help shape what that looks like here in Denver!

This next chapter is about building something intentional…
A collaborative, high-level, no-BS environment where agents grow, win, and actually enjoy the process.

And just as much as I’m excited to lead, I’m equally excited to learn. There are incredible brokers already here who have built this office, and I’m looking forward to growing alongside them, supporting them, and continuing to learn from their experience!

My focus is simple:
→ Create a culture of collaboration over competition
→ Support agents in a real, hands-on way
→ Share everything I’ve learned (and continue learning) to help others level up

We’re not just filling seats, we’re building a badass office.

I’m incredibly grateful for where I started, and I’m fired up for where we’re going.

And don’t worry… I’m still out here selling the hell out of Denver real estate šŸ˜‰

Let’s go!!!

Future member preview?

Starting them young in a Broncos tee and already striping it down the middle. If this is the warm-up act, imagine the encore.

Now let’s talk about where drives like that belong long term…

Cherry Creek Country Club continues to lead the luxury club conversation in central Denver.
At its core is a Jack Nicklaus Signature Course — strategic, refined, and exceptionally maintained.

18 holes | Par 72
Approximately 4,981 – 7,450 yards
Water in play on nine holes
Classic Nicklaus risk-reward design with fast, firm greens

It’s a thinking player’s course. Precision over power. Conditioning that consistently ranks among the best in the metro.

Beyond golf, the lifestyle is equally elevated:
- Upscale dining and private event spaces
- Luxury locker rooms + spa services
- Full fitness center
- Resort-style pool with cabanas
- Active tennis and pickleball programming
- Robust junior golf and year-round social calendar

Private. Member-owned. By application and board approval. Initiation and dues are not publicly disclosed and vary by category and availability.

Real Estate Snapshot

Inventory inside this community is extremely tight — only three active listings at the moment. Homes here rarely turn over, which says a lot about how much residents love it.

Currently active:
9126 E Wesley Avenue — $2.6M
Listed by Treva Fulton, eXp Realty, LLC

9316 E Harvard Avenue — $1.9M
Listed by Karen Brinckerhoff, Kentwood Real Estate DTC, LLC

When supply is this limited, value tends to hold. Proximity to the club, controlled membership, and lifestyle access all play into long-term desirability.

Private club access is one move. Owning in the right pocket around it is another. If you want insight into both — membership landscape and real estate performance, that’s exactly what I do!

• Why Cory-Merrill is quietly one of Denver’s strongest pockets
• January market shifts you actually need to know
• And our slightly chaotic Utah spring break plans šŸ˜…

This is the kind of work I’m building my business around in 2026 šŸ¤

More than a dozen homes.
Zero pressure.
Patience, honest feedback, and real advocacy from first showing to keys.

ā€œShe was patient, dedicated, and genuinely invested in helping me find the right home. Not once did she rush the process or push me toward something that didn’t feel right.ā€

We trusted the process, honored the timing, navigated a few speed bumps, and stayed focused on finding the right fit, not just a house.

If you’re looking for an agent who listens closely, honors your timing, and stays fully invested until it truly feels right, I’d be honored to be that person for you.

Grateful for clients like this. Always.
