A lower price doesn’t always mean the better deal 👀

If you’re buying a home, pay attention to seller concessions. A $10K concession can help cover your closing costs or buy down your interest rate. That could save you more month-to-month than a $10K price reduction ever would.

It ALSO maintains the value of the home.

The details matter. In everything. Understanding those details creates a competitive edge when you’re buying or selling.

The biggest down payment isn’t always the smartest move 👇

I talk to a lot of buyers who think draining their savings is the “responsible” thing to do. Most of the time, it just leaves you stressed after move-in day. Furnaces break. Water heaters leak. (Although, with my inspection standards, these aren't all that likely if you're my client 😉).

I’d rather help you keep cash in the bank and negotiate for seller concessions to lower your payment instead.

Your down payment strategy should fit your long-term goals, not just the lender’s calculator. Negotiation is my art, and understanding the details creates a competitive edge.

Most offers don’t lose because of price. They lose because of how they’re presented.

When I’m negotiating, I don’t walk in with ultimatums. I make it clear where my buyers stand and open the door for a real conversation. It shows strength without shutting the seller down.

Same thing with feedback. Leading with everything your buyers don’t like can kill momentum fast. I focus on what they love first, then handle concerns at the right stage like inspection, where it actually holds weight.

Negotiation is my art, and the details matter in everything. The way your offer feels on the other side can be the difference between winning and starting over.
