Let’s be honest…once I started talking staging, my real estate content kind of took a back seat. 😂

But I’m still here. Full time. All in. Two passions, one person.

Real estate has always been and will always be a huge part of what I do. Helping buyers find the home the best fits their dreams and sellers gently transition to whatever is next - it genuinely drives me.

If you or anyone in your circle has been thinking about buying or selling, I’d love to be the first call they make. Referrals mean everything to me, and I promise to take amazing care of anyone you send my way. 🤍

There’s something different about a home that instantly makes you breathe deeper the second you arrive.

Maybe it’s the mountain air.
Maybe it’s the quiet.
Maybe it’s the feeling that life could slow down here in the best possible way.

Whether you’re looking for a weekend escape, a place to recharge, or a sanctuary to call home full-time… this one was made for exactly that.

And honestly? Someone is going to fall in love with it.

Why shouldn’t that someone be YOU?

Owning a business often means my worlds overlap. Work and family don’t always fit neatly into separate boxes, and honestly, that’s part of the beauty of it.

My kids get a front-row seat to the reality of chasing a dream. They see the hard work, the long days, the grit, and the perseverance. They’re learning that success doesn’t always happen overnight, and that some of the most meaningful things in life take time, patience, and unwavering belief.

I also hope they see something deeper - that God created each of us for something intentional and special. That our gifts aren’t random, and neither are the dreams placed on our hearts.

And while building these businesses for both Josh and I often means juggling a lot, I hope they understand what’s really at the center of it all: we are choosing them. We are sacrificing, working, and stretching because we’re hoping to build a future where they can stand confidently, knowing they are supported, loved, and free to pursue whatever they’re called to.

There is no one-size-fits-all path to a meaningful life. Just faith, effort, growth, and grace along the way.

If they learn anything from watching this unfold, I hope it’s this: the sky truly is the limit, God’s plan for their little lives is being beautifully crafted, and they are more capable than they could ever imagine. 🤍

One of the questions I’m often asked is: How much value does a view really add?

While I’ve had this conversation with multiple appraisers (and the answer is rarely one-size-fits-all) I’m curious what buyers think.

For some, a view is simply a nice bonus. For others, it’s an absolute must-have.

So, if a home had a view like this, how much additional value would it hold for you? What would you be willing to pay for it?

I’d love to hear your thoughts below!! ☺️

It’s a romantic idea: lower bills, energy independence, doing something good for the planet. I get the appeal.

But before you pull the trigger, you NEED to understand what happens when it’s time to sell.

Here’s what I’m seeing in the market right now 👇

⚠️ Solar leases can complicate your sale. Big time.
Buyers have to qualify to take over the lease.
If they don’t? Your deal can fall apart… and you’re back on the market looking for someone else willing to take it on.

Translation: your buyer pool just shrank.

And here’s the hard truth…
Many buyers aren’t even willing to take on a lease right now.
➡️ They’re asking sellers to pay it off at closing.

I’ve had multiple buyers just this past week require that in their offers. This isn’t rare, it’s becoming the norm.

✔️ If you’re set on solar, ownership matters.
Owning your panels outright is far more attractive to buyers.
No extra monthly payment. No added hurdle. No friction.

Because at the end of the day?
Buyers are already stretching to afford your home…they don’t want another bill.

🏠 And don’t forget about the roof… (especially here in Colorado)
When it’s time for a replacement:
Most roofers won’t handle solar removal.
➡️ That means a third-party company + added costs + more coordination.

In a market where roofs already matter A LOT… this becomes another layer of stress for both sellers and buyers.

I’m not here to tell you not to go solar.
I’m here to say: look at the full picture before you decide.

Because what feels like a win now…
could cost you later when it’s time to sell.

You’ll thank yourself for thinking it through first 🤍
Happy Earth Day!! 🌏🌱🌳

It’s easy to assume more upgrades = more value.

But in reality, the right strategy matters far more than the amount you spend.

Buyers are forming opinions before they ever step inside.
They’re comparing your home to others in your price point.
And they’re looking for confidence - not just beauty.

That’s why:
– A perfectly styled, well-lit home can outperform a fully renovated one
– Deferred maintenance raises more red flags than outdated finishes
– And inconsistency (half-updated spaces) can quietly lower perceived value

The homes that sell best aren’t always the most upgraded - they’re the ones that feel cohesive, cared for, and easy to say yes to.
If you’re thinking about selling, I’ll help you focus on what actually makes a difference (and where you can save). 🤍

It’s no secret — kitchens sell homes.

Here’s why they’re considered by most to be the #1 remodel that gives sellers the biggest return:

1 // It’s the heart of the home. Buyers picture cooking, gathering, and making memories here — a beautiful kitchen makes them feel at home.

2 // It signals quality. When a kitchen is fresh and well cared for, buyers assume the rest of the home is too.

3 // It shows beautifully. Updated kitchens photograph like a dream, helping your home stand out online and draw more buyers in.

4 // It fits today’s lifestyle. Open layouts, smart storage, and timeless finishes go a long way in winning hearts (and offers).

Industry data shows that modest kitchen remodels often recoup 70–80% of their cost at resale — and in some markets, even exceed 100% when the updates are well-targeted.

Here in Colorado, minor kitchen refreshes typically return 70–85% of their cost, especially when done strategically.

The strongest returns usually come from smaller-scale, mid-budget projects — think updated finishes, modern lighting, refreshed cabinetry, and new appliances — rather than full luxury overhauls.

Of course, ROI can vary depending on your location, property condition, buyer expectations, and market timing.
