Detached homes are still considered a seller’s market with less than three months of inventory. The months of inventory then jump to 4.32 months of inventory when we look at properties priced at $2 million and over. On the other side of the coin, attached homes priced below $750,000 remain a buyer’s market. However, properties priced from $750,000 to $2 million are in more of a balanced market with three to six months of inventory. For attached properties priced at $2+ million, the month’s of inventory substantially increases to 7.75.

Interestingly though:

- mortgage applications to purchase a home rose this week

- first-time homebuyers showing up in greater numbers

Is it because people heard about the lawsuit settlement where the buyers possibly need to come up with extra funds to pay for professional representation, but they want to do it before the new rules take place?”

For those that are following the settlement, this the best narrative I’ve heard, and from one of the most trusted figures in the industry, Lawrence Yun:

“Local news outlets beginning to inform consumers of the real world impact. The truth always rises to the top after the initial big media narrative and agenda, often written by trial lawyers.

Let’s remember 90% of realtor clients were happy with the service rendered. That is around 100 million satisfied clients over the past two decades. The few unhappy clients could always choose another realtor or do by themselves. Yet trial lawyers were hunting for unhappy clients to win a big payout.

Truth:

• Commissions were always negotiable.

• Buyers will be ones hurt, especially those lacking multi-generational wealth.

• Veterans will be forced out of the market or have to navigate the market without professional help unless VA loan rules are changed. NAR is in talks with Veterans Affairs Department to assure veterans and active military service members have a decent shot at homeownership.

• Less transparency on what home sellers are willing to offer buyer agents mean just that … less transparency and more friction and potentially an increased opportunity for discrimination on what is offered by sellers to the buyer agent.

Realtors are resourceful by being small business owners and will adapt to ever changing market landscape. Some home sellers could save some dollars if they believe they can sell at maximum price from offering less to buyer agents. But nearly all home sellers are also home buyers. And it is the complications to buyers that is being less reported so far in the big media.”
