Things are heating up and the spring market is at our doorstep. These statistics from January show our inventory of new listings already outpacing last year, I can't wait to see February's numbers. Housing Market Stats for December are in. Things are still moving along for single family homes in the Denver area with attached homes showing a little less movement comparatively. To put it simply townhomes and condos are a little tougher to sell so buyers have a few more options and negotiating power in that category lately.
Overall the trends are continuing to show the market balancing itself to a more even playing field for buyers and sellers. Make sure your agent is well informed and tells it like it is not just what you want to hear. With the right approach your buying or selling can become a very pleasant reality. Informed pricing and marketing are crucial to a quick sale. Buyers will benefit greatly from an agent that can recognize which properties will move and which ones will allow you a little more time or financial wiggle room. September housing market stats are in. I was pleasantly surprised to see some of the year over year data, with more closings than Sept 2024 and a 2% increase in median closed price for single family homes. Longer days on market (Days in MLS) and weeks of inventory reflect more of the market activity I would expect to see and supports the trend toward a buyer's market.

Wow, It's already mid August! Good thing Fall is also a great time to get outside and enjoy all this great state has to offer. As we prepare to say goodbye to summer, I thought I'd look back on the most recent statistics from REColorado to see what the numbers say about our summer housing market. The Denver Metro area continued to shift toward balance in July, offering buyers more leverage while requiring sellers to be strategic. For buyers, rising inventory and longer time on market mean more options and flexibility. With homes spending a median of 26 days in the MLS—nine days longer than last year, there is more room to negotiate and less pressure to act quickly.
Sellers are still seeing solid activity. Multiple offer situations and quick sales can still happen for sellers who price appropriately and homes with desirable features that show well and are marketed professionally. The median sale price fell slightly to $590,000, down 2% from July 2024. This cooling indicates buyers are active but increasingly value-conscious. Pricing new listings accurately is more important than ever.

February Market Stats are in for the Denver Metro area. Overall things seem to be shifting towards a more balanced market with many favorable signs for buyers. Spring is coming and statistics show what we typically expect, that the market is heating up. Buyers are coming out and making more offers on homes and sellers are putting more homes on the market.

If you are looking to buy you have more choices than previous years and a little more negotiating power as well. There are also several strategies for negotiating better interest rates and assistance programs to help get your foot in the door. Make sure your agent is familiar with all your options.
If you are looking to sell I hope you have an agent that gives it to you straight and doesn't just tell you what you want to hear. There are still multiple offer situations happening and homes selling reasonably quickly. Informed pricing and marketing is more important than ever to achieve a smooth sale and get you the most for your home.

Oh boy! Real estate statistics sure are exciting, ok well at least they are informative. Spring time is approaching and the real estate market around Denver is showing all the signs of heating up. New listings are up substantially from last month and even from this time last year. Buyers are out there putting offers on homes just like we would expect to see at this time.
