The Denver metro market continues to move sideways.

Here’s the median closed price for April over the past three years:

2026: $605,000
2025: $604,000
2024: $602,000

That is essentially a flat market.

The rapid appreciation many people became used to during the pandemic years has slowed considerably. Higher interest rates, inflation pressures, rising insurance and tax costs, and broader economic uncertainty are all putting pressure on affordability.

One of the biggest challenges right now is for homeowners who bought in the last few years. In some cases, even after putting money into updates and improvements, sellers are finding the market will not support the number they expected.

At the same time, good properties are still moving.

Homes that are priced correctly, marketed well, and show cleanly are still attracting strong activity. I’ve already had 7 different clients encounter multiple-offer situations this year on both the buying and selling side.

This market is less about “everything goes up” and more about strategy, pricing discipline, and understanding what buyers can actually afford monthly.

For some homeowners, this is also creating a different conversation entirely:
Does it make more sense to sell, or does keeping the property as a long-term rental create a better financial position over time?

A low fixed-rate mortgage combined with long-term rental demand can sometimes turn an existing home into a strong hold asset instead of something to immediately give up.

Every property and situation is different, but this is no longer a one-size-fits-all market.
