More homes for sale. More choices for buyers. But does that mean more opportunity for real estate investors?
September housing data reveals another interesting shift in two markets we follow closely:
• Salt Lake City: Active listings increased 14.1% year over year.
• Denver: Active listings increased 6.7%.
• Nationally: Inventory grew 5.4%.
As inventory expands, buyers gain more options and sellers face greater competition. For investors, that can create room to negotiate, but it also changes how potential deals should be evaluated.
A lower purchase price is only one part of the equation.
Financing costs, renovation budgets, holding periods, and realistic resale values ultimately determine whether an opportunity makes financial sense.
And in a market with more available properties, knowing which deals to pass on can be just as valuable as knowing which ones to pursue.
More inventory creates more choices. It doesn't automatically create better investments.
What are you seeing in your market? Are greater inventory levels translating into stronger investment opportunities?
