Facing foreclosure? Here’s what real homeowners can do to save their home.
Foreclosure is a word that strikes fear in many homeowners, but did you know there are steps you can take to stop it in its tracks? If you’re living in the Denver Metro, Colorado Springs, or anywhere along the Front Range, being proactive is your best friend when trouble with mortgage payments starts.
Let’s say you’ve missed a couple of those monthly payments, which isn’t ideal, but it’s also not the end of the world. The truth is, many people don’t realize the opportunities they have to turn things around before it’s too late.
Talk to Your Lender: It might feel stressful, but picking up the phone is key. Lenders want to work with you, so discuss options like forbearance or a new payment plan to delay or prevent foreclosure proceedings.
Act During Preforeclosure: When you receive a Notice of Default, it’s time to act. This is your window to explore options like selling the home or negotiating payment terms before any auctions or sales are planned.
Consider a Short Sale: If selling is your only option and your home’s market value is down, a short sale can prevent foreclosure. Even while “underwater” on value, this move can save your credit more than a foreclosure would.
Know the Process: It's different in Colorado with non-judicial foreclosures being the norm, allowing lenders to sell the property via a public auction without court. Understanding your legal rights can make a big difference in taking action early.
